The Head of Building Performance, HBP is responsible for managing the high standard of building performance and operational risk and compliance across all the services, Mechanical, Electrical, Vertical transport and public health systems. Ensuring consistent, seamless, and efficient standards are met, to ensure the operations facilities team can focus on their core business.

The HBP will familiarize themselves with the Client’s sustainability strategy to actively manage the energy and building performance to deliver optimized energy efficiencies and provide reporting that demonstrates compliance and achievements. The HBP is to be certified Nabers Assessor. If this accreditation is not already achieved, they will be willing to undertake in the first 12 months of employment.

HBP will have experience in delivering engineering excellence through robust asset management frameworks such as ISO55001 and be responsible for the development of engineering policies, strategies and implementation plans that meet the building needs and exceed occupier expectations

The delivery of services is for maximum customer satisfaction, by fostering strong and long-lasting working relationships with stakeholders.

40 Leadenhall will be aligned to the JLL’s sustainability commitments, the World Green Building Councils Net Zero Carbon Building Commitment, and the Better Building Partnership Climate change commitment. The HBP will actively manage the energy & building performance in line with the pathway to NZC & DFP. Manage the supply partners to deliver optimised energy efficiencies and provide reporting that demonstrates compliance.

Operational/ Technical

Direct and Manage the Design for performance/sustainability manager and the Building performance manager

Objective of the DFP energy manager is to maximise the capability of existing technology – building systems. Using the SMART building systems, platforms, and data to ensure that Client’s assets are being operated at optimum performance and energy is being closely managed and reported on in line with the Nabers accreditation

DFP manager will assist in collating, measuring, and analysing building data required to achieve the initial Nabers rating. Leasing with the HDFP and key retained construction contractors and design engineers that are responsible for achieving the design rating of 5.5 stars

The DFP manger will maintain compliance with other certifications such as, WELL, BREEAM, R.E.S.E.T, and others

Objective of the BPF is to manage risk and compliance across all areas of the building, Lifts, M & E systems, water hygiene, cooling tower and general risk assessments actions – observations. Update and manage the JLL Riskwise platform with regular updates on identified risks, making recommendations to close out identified actions once completed. Hold regular meetings with the operations teams on outstanding risks and the management of

BPM will also have oversight of the permit to work system

Act as the lead point of contact (LPOC) for all internal service delivery teams and coordinate all transactional activities whilst continually developing and maintaining exceptional relationships with all key stakeholders

This role is key to the successful development and support of our Client’s and Occupier’s business. As a HBP, you will play a key role in providing the Client with technical advice, and guidance, based on your strong knowledge and experience within the industry

Not only will your support and advice be based on your excellent knowledge of industry standards, guidance and best practice, your understanding and practical experience of how buildings are designed, operated and used will deliver pragmatic solutions to our client’s challenges

You will work collaboratively with the Head of Engineering and the engineering teams at 40 Leadenhall as well as other engineers within the JLL business to continuously improve your technical knowledge and competencies. Sharing knowledge is key in enabling our service partners, engineers and occupiers to provide the very best solutions

You will support PAM in the development management and delivery of the 40 LH ESG Management Strategy and AESGP

To act as a point of contact and spokesperson on ESG in support of the mobilization and operations of 40 LH

To support PAM stakeholders on sustainability performance opportunities for delivering sustainability improvements

Excellent report writing and communications skills are required and the ability to liaise professionally with clients and colleagues is essential.

The HBP will have developed excellent knowledge of specific areas such as mechanical or electrical building services

Develop and implement policies, procedures, standards, and guides for operational excellence

Ensure that any one-off and non-contractual operational tasks are fulfilled to a high specification and within a dedicated timeframe, to include out of hours services for occupier events and special occasions

Proven track record of technical problem solving

Carry out all other general tasks as directed by the Head of 40 or the Head of Engineering within an appropriate timeframe

Customer Orientation

Foster and develop a unique One Team relationship between the management team, service partners and all other stakeholders to create a seamless and unified customer experience

Working with the other heads of 40 Leadenhall use our CAFM system to record any formal customer complaints and track progress through to resolution

Engagement & Communication

Present with confidence in delivering training and presentations to colleagues and peers

Assist implementing the vision and plan for the building to maintain a constantly improving environmental performance which engages the building occupiers

Ensure that any one-off and non-contractual operational tasks are fulfilled to a high specification and within a dedicated timeframe, to include out of hours services for occupier events and special occasions

Support occupier engagement program to leverage 40LH sustainability

Contract & People Management

Lead in energy management strategy for the building. Ensuring that building is being operated at optimum performance and energy is being closely managed and reported on

Maximize energy efficiency, create, and oversee the implementation of short and long-term projects and strategies that increase energy efficiency, reduce greenhouse gas emissions, and minimize unnecessary consumption

Develop and implement procedures, standards, and guides for building performance and operational excellence

HBP is responsible for the continual improvement of building performance delivered through the service partner’s productivity standards

Effectively manage the allocated service partners and their contract performance, including managing key relationships, monitoring contract administration, and driving operational improvements; ensuring work output is in line with contractual obligations

Meet monthly with the Technical Services team to algin and review the core service partners Key Performance Indicators (KPIs), Service Level Agreements (SLA’s)

Ensure all contracts are maintained within the agreed budget, and seek alternative ways to improve customer service and reduce expenditure

Health Safety and Environmental & Sustainability Management

Identify and capture operational data to improve the effectiveness and efficiency of service value, performance, and excellence

Lead by example to represent the brand values and deliver set objectives

Play a role in ensuring sustainability is at the heart JLL’s vision by way of social and corporate responsibility activities

Be comfortable with statutory compliance, health and safety risk management and any sustainability requirements

Preferably professionally registered (IEng or CEng) or working towards this

Preferably HNC or Degree in Building Service Engineering or relevant engineering subject

Preferably equivalent minimum 10 years’ experience at technical engineering management level

Preferable National General Certificate in Occupational Safety and Health – accredited by NEBOSH

Membership or Associate Membership of either BIFM, RICS, IOSH, CIBSE or IEMA

Ability to communicate technical subject to non-technical customers and team members

Ability to produce technical reports

Extensive mechanical, electrical BEMS and SMART buildings services knowledge
