An opportunity has arisen for an Associate/Senior Associate to join our commercial Building Consultancy team in Bristol. The team works with a range of investor clients, including major institutions such as M&G, Legal & General, Aberdeen Investments, as well as private corporate clients, local higher education occupiers and landmark retail assets in the South West including Cabot Circus.
We are searching for an outward-looking, commercially astute 'all-rounder' Building Surveyor at Associate level with a proven track record in business development, client acquisition and/or growth, and revenue generation within the commercial sector. Technical excellence and client care are paramount, with entrepreneurial drive and strategic networking capabilities a key attribute for the role.
The successful candidate will not only excel in delivering technical building surveying services but will actively drive business growth through existing client growth and/or new client acquisition, with a goal of expanding our market presence, and identifying revenue opportunities wherever possible. This role requires a self-starter who can develop meaningful relationships across the commercial real estate sector, convert prospects into clients over the medium to long term, and expand our service footprint with existing accounts. We are keen to speak to commercially minded professionals who can balance technical delivery with proactive business development.
What this role involves:
- Technical Delivery & Fee Generation (80%): Undertaking Building Surveys and Technical Due Diligence reports; Preparing specifications for, and administering, repair and refurbishment contracts; Preparing and negotiating schedules of dilapidations/ preparing exit strategies; Preparing planned preventative maintenance plans; Undertaking building reinstatement cost assessments; Assisting with co-ordination of portfolio instructions; Supporting more junior team members with their instructions and undertaking Quality Assurance checks on reports.
- Business Development & Client Growth (20%): Proactively identifying and winning new client opportunities across the commercial sector, with measurable targets for new business generation; Building and nurturing a strategic network of contacts including internal teams, investors, corporate occupiers, property managers, developers, and professional advisors; Converting leads into instructions through compelling proposals, presentations, and relationship development; Expanding service offerings with existing clients by identifying unmet needs and cross-selling at every opportunity; Representing JLL at industry events, networking functions, and professional forums to raise our profile and generate opportunities; Collaborating with colleagues across service lines to create integrated client solutions; Tracking and reporting on business development activities and pipeline activity; Contributing to fee proposals, bid responses, and pitch presentations for new and existing clients.
Note: Some travel may be required in this role to meet prospects, attend networking events, and support client relationship development.
To apply you need to be/have:
- MRICS (building surveying) with proven commercial consultancy experience.
- Strong technical knowledge across building pathology/surveys, contract administration, dilapidations, and refurbishment delivery.
- Demonstrable track record of winning new clients and generating fee income in a professional services environment.
- Networking capabilities with an established contact base in the commercial property sector (desirable).
- Positive mindset and confidence to identify market opportunities and develop targeted approaches with Director support.
- Commercial acumen with understanding of client drivers, market dynamics, and competitive positioning.
- Entrepreneurial spirit with hunger to grow the business and contribute to the team's success.
- Self-motivated and target-driven with demonstrable initiative.
- Excellent interpersonal skills with ability to build rapport across all levels.
- Professional presence and credibility to represent JLL in front of Clients.
- Strong verbal, written, and presentation skills.
