We are seeking an exceptional Smart Buildings Engineering Lead to provide strategic and tactical leadership for all engineering operations across our Critical office. This is a pivotal role requiring a senior technical professional who will drive the integration of sophisticated building technologies into every aspect of operational delivery while serving as the primary engineering authority for all service delivery matters. You will strategically manage shift teams, establish collaborative partnerships with landlord organizations, and set the engineering standards that define operational excellence across these prestigious properties.
Key Responsibilities
- Strategic Engineering Leadership
- Develop and execute the engineering strategy for both properties, ensuring sophisticated smart building technologies underpin all operational and maintenance activities.
- Establish engineering standards, procedures, and best practices that embed technology-driven approaches into daily operations and long-term asset management.
- Lead the continuous improvement agenda, utilising building data analytics and performance insights to drive optimisation across all engineering disciplines.
- Create and maintain the strategic roadmap for technology adoption, system upgrades, and capability development across the engineering function.
- Define key performance indicators and engineering metrics that demonstrate value delivery and operational excellence.
- Tactical Team Management
- Strategically manage and oversee shift teams including shift leaders, technicians, and day engineers to ensure consistent service delivery across all operational periods.

- Champion the adoption and optimisation of sophisticated building technologies including advanced BMS, IoT platforms, predictive maintenance systems, building analytics, and energy management solutions.
- Ensure all engineering activities leverage smart building capabilities for diagnostics, performance monitoring, predictive maintenance, and operational optimisation.
- Drive technology-enabled transformation across the engineering function, ensuring data-driven approaches replace reactive maintenance methodologies.
- Evaluate emerging technologies and innovation opportunities, making recommendations for strategic investments that enhance operational capability.
- Collaborate with technology vendors, system integrators, and industry partners to maximise value from installed systems and pilot innovative solutions.
- Operational Delivery Excellence
- Oversee comprehensive planned preventative maintenance programs ensuring smart building data informs scheduling, resourcing, and execution across all disciplines.
- Manage reactive maintenance responses, ensuring rapid diagnosis and effective resolution utilising building management systems and advanced analytics.
- Monitor and report on operational KPIs, equipment performance, energy consumption, and service delivery metrics utilising technology platforms.
- Ensure maintenance engineering standards consistently exceed expectations through technology-enabled processes and continuous improvement.
- Coordinate maintenance activities spanning tenant and landlord responsibilities, ensuring integrated service delivery and optimal building performance.
- Maintain expert oversight of all building systems including electrical, mechanical, HVAC, life safety, security, and building automation.
- Stakeholder Management & Communication
- Act as the senior engineering interface for clients, landlords, senior management, and external stakeholders providing expert technical consultation and strategic guidance.
- Deliver comprehensive performance reporting utilising building analytics and data visualisation to demonstrate engineering value and operational excellence.
- Represent engineering interests in senior management meetings, client strategy sessions, and landlord governance forums.
- Build and maintain relationships with key contractors, service providers, and specialist consultants ensuring quality partnerships.
- Communicate complex technical matters clearly to non-technical audiences including executives, clients, and property stakeholders.
- Manage client expectations effectively, providing transparent communication on challenges, solutions, and continuous improvement initiatives.
- Budget & Commercial Management
- Develop and manage engineering operational budgets, ensuring cost-effective service delivery while maintaining high standards.
- Oversee contractors performance, and relationships ensuring value for money.
- Identify cost optimisation opportunities, energy efficiency, and technology-enabled operational improvements.
- Drive to capital planning discussions and asset lifecycle land providing technical expertise on system replacements and major upgrades.
Required Qualifications
- Essential:
- Industry standard engineering qualifications Electrical or Mechanical.
- Minimum 8 years' experience in building services engineering with demonstrated career progression.
- Minimum 4 years in senior leadership or management positions with responsibility for multi-disciplinary engineering teams.
- Proven track record of strategic engineering leadership in complex commercial property environments.
- Extensive experience with smart building technologies, BMS platforms, and technology-driven maintenance approaches.
- Demonstrated success managing landlord relationships and multi-stakeholder service delivery environments.
- Strong commercial acumen with budget management and procurement experience.
- Desirable:
- Building Energy Management Systems (BEMS) or advanced smart building technology certifications.
- Experience with multiple BMS platforms (Siemens, Honeywell, Tridium, Schneider Electric, Johnson Controls).
- Knowledge of IoT platforms, building analytics, predictive maintenance, and AI-enabled building optimisation.
- IOSH Managing Safely, NEBOSH, or equivalent health and safety qualifications.
- Experience in prestigious commercial office environments, corporate headquarters, or landmark properties.
- Background managing engineering services in multi-tenanted buildings with complex landlord/tenant arrangements.
- Professional membership (CIBSE, IET, IMechE, or equivalent).
Expert-Level Technical Knowledge
- Comprehensive expertise across all building engineering disciplines including HV/LV electrical distribution, emergency power systems, and electrical safety.
- Advanced knowledge of complex mechanical systems including central plant, HVAC, building management controls, and energy systems.
- Deep understanding of life safety systems including fire detection and suppression, emergency lighting, and evacuation systems.
- Expert knowledge of building automation, control sequences, system integration, and interoperability.
- Understanding of landlord base building systems versus tenant installations and the technical interfaces between them.
- Ability to interpret complex technical documentation including design specifications, control narratives, and system architectures.
