Position Concept: Assist in maintaining high‑rise property systems, ensuring contractual obligations and excellence throughout the building lifetime.
Key Tasks & Responsibilities:
- Carry out planned and reactive maintenance in accordance with CAFM & management instructions.
- Close/update completed PPM tasks on the site's CAFM system (Concept MRI Pro).
- Develop an in‑depth understanding of water systems, cooling towers and other mechanical systems.
- Complete daily cooling tower checks and sampling.
- Maintain standards of workmanship to maximise operational effectiveness and reliability.
- Assist specialist subcontractors with PPM and reactive works as required.
- Adhere to company QA and site procedures, and maintain accurate site records and documentation.
- Operate safely in typical building environments, including platforms, ladders and all‑access equipment.
- Maintain company‑issued tools in a safe and serviceable manner.
- Proactively support contract success with a positive approach.
- Comply with Integral’s Health, Safety and Environmental procedures.
- Complete any other associated tasks requested by management.
Qualifications & Experience:
- Experience in a similar maintenance environment with relevant qualifications (e.g., time‑served apprenticeship, C&G).
- Knowledge of toolbox talks, Permit to Work procedures and safe systems of working.
- Capability to perform manual tasks, manual handling and working at heights.
- Good verbal and written communication skills and computer proficiency.
- Health and Safety awareness and knowledge.
- Experience with Legionella control (City & Guilds Level 2 or equivalent).
- Closed System treatment qualification (e.g., BSRIA BG29 or WMSoc certification).
- BEng/MEng in Mechanical Engineering or equivalent technical background.
- Domestic water system knowledge including heating/cooling, water sampling, flushing regimes and TMV servicing.
- Closed system treatment, chemical dosing, inhibitor testing, pH and corrosion monitoring.
- Knowledge of glycol systems and booster pump maintenance.
