This role focuses on the commercial oversight of maintenance contracts across mechanical, electrical, fabric, and civil engineering disciplines, ensuring optimum value through rigorous rate management and cost control.Site Location: AbingdonKey ResponsibilitiesSchedule of Rates & Contract AdministrationCommercially administer maintenance contracts utilizing national schedule of rates or similar pricing mechanisms across all M&E, fabric, and civil engineering disciplinesManage and validate schedule of rates applications, ensuring accuracy and compliance with contract termsConduct rate analysis and benchmarking to ensure competitive pricing and value for moneyMonitor and challenge schedule of rates submissions, identifying discrepancies and opportunities for cost optimizationMaintain comprehensive knowledge of applicable rate schedules and their correct application across different work streamsNEC Contract ManagementCommercially administer NEC contracts for planned preventative maintenance (PPM), remedial works, reactive maintenance, and small projectsEnsure contract compliance and manage compensation events in accordance with NEC provisionsOversee payment mechanisms and commercial terms throughout contract durationCommercial & Procurement ExcellenceSupport Project Managers with commercial input on tender documents and procurement strategiesLead schedule of rates evaluation during procurement to secure best value outcomes for clientsConduct detailed cost comparisons and commercial analysis of tender submissionsProvide commercial expertise during contractor selection processesCost Control & Budget ManagementManage costs across all engineering disciplines through accurate schedule of rates applicationTrack expenditure against budgets and provide early warning of potential cost overrunsValidate contractor invoices and payment applications against agreed schedules and completed worksEnsure all variations and additional works are properly priced using applicable ratesCommercial Risk & Value ManagementCarry out commercial risk assessments and develop mitigation strategies focused on rate managementIdentify cost anomalies and pricing inconsistencies within schedule of rates applicationsChallenge non-compliant or excessive rate claims to protect client valueDevelop strategies to optimize use of schedule of rates mechanismsPerformance Management & ReportingManage and report on KPIs across all contracts, with emphasis on cost performance metricsProduce accurate cost management reports through Excel and CAFM systems for client and internal stakeholdersTrack rate utilization trends and provide commercial insights to inform contract strategyMonitor contractor performance against agreed timescales and budgetsRequired Skills & ExperienceEssential Qualifications & ExperienceProven experience in commercially administering construction and maintenance contracts using schedule of rates frameworksDemonstrable expertise in applying, validating, and managing national schedule of rates or similar pricing mechanismsStrong experience working with NEC contract forms for maintenance and minor worksTrack record of cost management across mechanical, electrical, fabric, and civil engineering disciplinesSchedule of Rates ExpertiseThorough understanding of how schedule of rates are structured, applied, and commercially managedAbility to analyze and challenge rate applications to ensure accuracy and valueExperience benchmarking rates across multiple contracts and suppliersKnowledge of rate escalation mechanisms and contract price adjustment provisionsTechnical SkillsStrong knowledge of construction and maintenance contract commercial terms and pricing structuresAdvanced proficiency in Microsoft Excel for cost analysis, rate comparisons, and financial reportingExperience with CAFM (Computer-Aided Facilities Management) systems for cost tracking and reportingCompetent across the wider Microsoft Office suiteCommercial CompetenciesExceptional commercial awareness with ability to identify cost optimization opportunitiesStrong negotiation skills
