Facilities Management Supervisor Position Overview
The Facilities Management Supervisor oversees daily building operations and maintenance activities, ensuring optimal facility performance, safety, and occupant satisfaction.
Key Responsibilities
- Team Leadership & Management
- Supervise and coordinate facilities maintenance staff, including technicians, custodians, and contractors.
- Assign work orders, monitor performance, conduct training, and manage scheduling to ensure adequate coverage.
- Foster a culture of accountability, safety, and continuous improvement within the team.
- Operational Management
- Oversee preventive and corrective maintenance programs for building systems including HVAC, electrical, plumbing, fire/life safety, and mechanical equipment.
- Monitor facility operations through building management systems and respond promptly to equipment failures or service disruptions.
- Coordinate with vendors and contractors for specialized services and repairs.
- Safety & Compliance
- Ensure compliance with local, state, and federal regulations including OSHA, fire codes, and environmental standards.
- Conduct regular safety inspections, maintain safety documentation, and implement corrective actions.
- Lead emergency response procedures and ensure staff training on safety protocols.
- Budget & Resource Management
- Monitor departmental budgets, track maintenance expenses, and identify cost-saving opportunities.
- Manage inventory of supplies, tools, and equipment.
- Review and approve purchase requisitions and service contracts within authorized limits.
- Stakeholder Communication
- Serve as primary point of contact for facility-related issues and requests.
- Communicate effectively with building occupants, property management, and senior leadership.
- Provide regular updates on facility status, maintenance activities, and improvement initiatives.
Qualifications Required
- High school diploma or equivalent; Associate's degree in Facilities Management, Engineering, or related field preferred.
- 2+ years of facilities maintenance experience with 1+ years in a supervisory role.
- Strong knowledge of building systems, mechanical equipment, and maintenance best practices.
- Valid driver's license and ability to respond to after-hours emergencies.
- Proficiency with computerized maintenance management systems (CMMS).
- Preferred: Professional certifications (CFM, FMA, or similar) HVAC/refrigeration, electrical, or plumbing licenses.
- Experience with LEED or sustainability programs.
- Project management experience.
