Key Responsibilities

  • Act as the main point of contact for Asset Manager and lead the client relationship in a collaborative and professional manner.
  • Manage lease and legal matters: receive, progress, and recommend occupier applications for consent to alter, wayleave, underlet or assign leasehold interest; enforce lease covenants and remedies; respond to technical queries; resolve occupier matters that influence valuation.
  • Financial management: work with JLL Accounts teams to maintain financial accountability, manage cash flow (charge raising, non‑recoverable expenditure), and coordinate credit control and accounts payable processes.
  • Prepare and manage service charge budgets and reconciliations in line with RICS guidelines and client KPIs.
  • Collaborate with ESG and FM teams to implement ESG initiatives and align client ESG strategy with JLL responsibilities.
  • Oversee third‑party supplier performance and facility management.
  • Conduct regular property inspections, ensure high presentation standards, record issues, and formally report findings to Asset Manager.
  • Handle property transitions, due diligence, acquisitions, disposals, and liaise with solicitors as needed.
  • Manage quarterly meetings with asset managers, provide expert advice, and deliver client KPIs and deliverables.
  • Engage occupiers to maintain high customer satisfaction, gather business intelligence, and assist in customer experience initiatives with SMEs and partners.
  • Ensure health and safety compliance and support the implementation of relevant legislation.
  • Support annual insurance renewal, oversee insurance claims, and manage all insurance matters across the site.
  • Coordinate void property management activities and ensure all fee work outside the PMA is tracked and raised appropriately.
  • Additional responsibilities: secure new business and expand existing client relationships; line manage team members, foster performance and career progression; drive continuous improvement and project work; identify cross‑selling opportunities; investigate and remediate pre‑existing property management issues.

Candidate Profile

  • Preferably MRICS qualified with 5+ years in property management.
  • Recognised subject matter expert with strong commercial acumen and client relationship skills.
  • Strategic thinker with innovative problem‑solving skills and results‑driven mindset.
  • Self‑motivated leader who fosters teamwork and excellent communication and negotiation skills.
  • Advanced IT skills, particularly in property management systems, and sharp analytical abilities.
  • Experience in financial planning and operational reporting; cross‑functional project experience.
