As an Asset Experience Associate within JLL’s Royal London Property Delivery team, you will serve as both a strategic leader and an operational expert for complex commercial property portfolios. The role combines senior‑level client relationship management with hands‑on operational excellence, making you the primary client owner while maintaining responsibility for day‑to‑day property operations and team leadership.

Key Responsibilities

  • Strategic Client & Asset Management
    • Collaborate with the Royal London asset manager to set portfolio strategy and engage subject‑matter experts.
    • Act as the main point of contact, leading relationships with professionalism and accountability.
    • Identify opportunities to improve JLL service delivery and discuss enhancements with the client relationship team.
    • Maintain a clear grasp of the client’s strategy and drivers, articulating these to the wider team.
    • Support emergency planning, business continuity, testing, and monitoring.
  • Customer Management & Experience
    • Serve as the primary point of contact for all customer enquiries, concerns, and service requests.
    • Identify opportunities to enhance customer experience through amenities, services, and programming.
    • Act on customer feedback to create a productive and engaging environment.
    • Collaborate with the CX Strategy Director and advise on CX implementation opportunities.
  • Financial Management & Service Charges
    • Work with JLL Accounts teams on financial accountability, cash‑flow management, and credit control.
    • Provide strategic advice on customer debt recovery and support with Accounts Receivable.
    • Prepare and manage service‑charge budgets and reconciliations in accordance with RICS standards and client KPIs.
    • Support supplier payments, purchase orders, and invoice approvals.
    • Oversee financial trackers, including utilities, turnover, and commercialisation.
  • Lease and Legal Management
    • Liaise with the Data Management team on complex lease queries and provide application recommendations.
    • Receive and analyse customer applications, ensuring compliance with lease covenants.
    • Resolve customer matters affecting valuation and liaise with additional advisers as needed.
  • Health & Safety & Compliance
    • Manage risk actions and statutory compliance, including H&S checks, site safety inspections, and void management.
    • Handle accident and incident reporting and follow‑up.
    • Maintain the E‑Permits system and support ISO14001 compliance.
    • Coordinate LRQA audits and ensure health‑and‑safety legislation compliance.
  • ESG & Sustainability
    • Support ESG initiatives in line with client strategy and JLL responsibilities.
    • Assist with sustainability reporting and compliance requirements.
    • Support Asset Sustainability Plans, ESG Database, and risk assessments.
  • Supplier & Contract Management
    • Represent at site‑level framework partner meetings to ensure high standards of service delivery.
    • Lead contract variation initiatives in collaboration with the Costs Manager, Soft Services Manager, and Technical Services Manager.
    • Implement PPM projects, handle reactive works, and manage quotes and work orders.
    • Supervise projects and ensure risk and method statements are in place.
  • Property Operations & Inspections
    • Conduct regular property inspections and submit reports via Vision.
    • Maintain high standards across managed sites and flag areas for improvement.
    • Coordinate void management activities with central support teams.
  • Transactions & Transitions
    • Handle property transitions, due diligence, disposals, and acquisition processes.
    • Support letting agents, solicitors, and third parties with queries.
    • Lead transition meetings and maintain readiness for sale packs.
  • Insurance Management
    • Oversee on‑site accident book records, CCTV provision, and contract reviews.
    • Implement insurer requirements, including improvements and maintenance.
    • Ensure claims are settled and funds are applied to completed work.
  • Technology
    • Utilise available tools (e.g., Yardi, Riskwise, Prism, Deepki) to enhance service quality and efficiency.
    • Adapt to new technologies and workflow systems as JLL invests in innovation.
  • Technical Knowledge & Qualifications
    • Expert knowledge of commercial property management across diverse asset types and building systems.
