Based at Jones Homes Yorkshire’s regional headquarters in Cleckheaton, nr Bradford, the Senior Development Engineer will contribute to the Development, Construction and be involved in the acquisition of development sites across the Yorkshire Region. The successful candidate will be joining the development team in the Region and will have the responsibility for civil engineering designs for new development projects, securing consultancy appointments, evaluating cost effective road and sewer designs up to and including highway and sewer adoptions where required.
Liaise with adopting authorities to secure Section 38, 104 and 278 agreements. Obtain the provision of Utilities for new development sites and chair R and S pre-start meetings with nominated contractors.
KEY TASKSDay to day activities:
- Land Acquisition: Visit sites if and/or when appropriate to consider technical, physical and/or other constraint issues.
- Assist in the preparation of engineering/technical reports as briefed by the Development Director and aid the preparation of engineering design solutions to suit the Company’s land acquisition programme.
- Liaising with relevant staff to ensure final appraisal sketch is cost effective in engineering terms.
- Liaise with Development Director and other relevant staff where technical constraints either statutory or site specific are identified.
- Appraise and report upon existing utility and other infrastructure as required.
Land under Contract:
- Procuring the necessary engineering details to accompany planning applications/discharge of conditions and Section 38/104 and 278 submissions.
- Preparing a brief and/or instruct external design consultants when necessary and liaise with internal design team as appropriate to deliver detail designs.
- Liaise with the Development Director as appropriate in the submission, monitoring and negotiating the progress of planning applications.
- Liaise with the Development Director in the management of external consultants for the preparation of information required for Building Regulation submissions.
- Liaise with relevant staff to obtain Planning, NHBC and Building Regulations approvals.
- Aid and advise on the discharging of relevant Planning, NHBC and Building Regulations conditions.
Land Acquired:
- Brief external Consultants to produce external works to include the necessary level of detail required for sub-contract issue.
- Prepare contract drawings and external works drawings for building contractors.
- Instructing appropriate utility providers to obtain firm quotations and all necessary detailed drawings to service and support the proposed development and administer the utility delivery procedure.
- Liaise with other members of staff to ensure specific site drawings and information corresponds to the site requirements and build programme.
- Liaise with the Construction Department in procuring mains services and plot connections.
- Carry out periodic reviews of utility provision on live sites.
- Control the issue of drawings and other relevant information to other departments.
- Assist the preparation, distribution and implementation of legal plans for Land Registry approval and Deed Plans for purchaser’s legal teams.
- Periodically visit sites to check for compliance with issued designs.
- Liaise with Development Director regarding the administration of Section 38, 278 and 104 Agreements.
- Monitor and administer progress of statutory authority submissions and the adoption and vesting process for drainage and highways.
- Administer meetings with adopting authorities and prepare remedial works schedules for final adoption.
General:
- Attend meetings as agreed with the Development Department Manager.
- Establish and implement civil engineering design procedures guide.
- Maintain general awareness of Statutory Drainage Requirements, Relevant Planning Guidance, NHBC Requirements, Building Control Updates and Local Authority changes.
- Contribute to specification improvement discussions.
- Use of Microsoft Office Software.
- Auto CAD proficiency – excellent.
