Johnson & Johnson announced plans to separate our Orthopaedics business to establish a standalone orthopaedics company, operating as DePuy Synthes. The Director, Real Estate Delivery - EMEA/APAC is accountable for the end-to-end execution of real estate transactions, projects, and portfolio initiatives across Europe, the Middle East, Africa, and Asia-Pacific. This role leads regional delivery teams and partners to execute DPS's global real estate strategy while navigating regulatory diversity, market variability, labor frameworks, and geopolitical considerations. Operating as the primary regional execution leader, this role translates global strategy, standards, and governance into locally compliant, business-ready delivery, ensuring speed, quality, cost discipline, and risk management across a highly complex and diverse regional portfolio.

Scope of Role

  • Regional portfolio: EMEA & APAC portion of ~47 DPS properties
  • Functional scope: Transaction management, project execution, regional portfolio delivery, lease administration, compliance
  • Geographic reach: Europe, Middle East, Africa, Asia-Pacific
  • Authority: Regional delivery ownership and execution accountability within global governance, standards, and approval frameworks

Key Responsibilities

  • Regional Real Estate Delivery Leadership: Own and lead real estate delivery across EMEA/APAC, ensuring consistent execution across markets with varying regulatory, commercial, and operational environments. Serve as the single point of accountability for regional execution performance. Lead, develop, and coordinate regional RE delivery teams and matrixed partners. Drive standardization, governance, and best-practice sharing across RE delivery teams to improve speed, quality, and controls.
  • Transaction & Portfolio Execution: Execute real estate transactions including leases, renewals, expansions, exits, consolidations, and dispositions. Partner with RE Governance & Strategy on business case development, approvals, and prioritization, ensuring alignment to global strategy. Oversee lease administration and documentation, ensuring compliance with local legal and regulatory requirements. Support transformation initiatives, portfolio optimization, and long-range real estate planning to align the portfolio with evolving business needs.
  • Project Execution & Performance Management: Oversee project execution across the region, ensuring adherence to approved scope, cost, schedule, and quality standards. Apply standardized delivery models and best practices while adapting execution to local market realities. Proactively identify and manage delivery risks, including regulatory delays, stakeholder constraints, and market volatility.
  • Strategic Space & Site Delivery: Deliver strategic space planning, workplace, and site initiatives aligned to global workplace and design standards. Support site changes, relocations, expansions, and consolidations, including coordination with FM and Property Services for operational readiness. Manage handoffs from project delivery to ongoing operations.
  • Compliance & Governance Adherence: Ensure all regional activities comply with global RE governance, approval thresholds, and internal controls. Navigate and manage local regulatory, labor, and consultation requirements, including Works Councils where applicable. Act as the regional escalation point for compliance, execution risk, and delivery challenges. Deliver projects and services in compliance with applicable safety, quality, regulatory, and company standards; partner with EHSS to embed safe execution.
  • Stakeholder & Supplier Management: Partner closely with Global RE Governance & Strategy, Property Services, Strategic Supplier Management, Finance, Legal, Procurement, and regional Business Leaders. Drive accountability from third-party providers delivering regional RE services across diverse markets. Influence and align senior stakeholders through clear executive communication, decision support, and change leadership.

Experience & Education

  • 12+ years of experience in corporate real estate delivery, transactions, or project management
  • Experience leading EMEA and/or APAC regional portfolios in a global enterprise
  • Bachelor's degree required; advanced degree preferred
  • Proven ability to lead through influence in a global, matrixed organization and manage multiple concurrent initiatives across diverse geographies and time zones.
  • Preferred Master's degree (MBA or equivalent).
  • Experience leading EMEA and/or APAC regional portfolios in a global enterprise.
  • Background in medical device, pharmaceutical, or other highly regulated industries.
  • Experience with workplace strategy, site consolidation, or portfolio optimization initiatives.
  • Familiarity with sustainability, energy efficiency, or green building standards.
  • Executive-level presentation, negotiation, stakeholder management, and change leadership capabilities.
  • Certifications such as PMP, RICS, or similar project/real estate credentials.
  • Additional regional languages.

Other: Travel up to 20-30%, including international travel across EMEA and APAC.
