The Senior Building Services Manager is responsible for the safe, efficient and high-quality delivery of Mechanical, Electrical and Public Health (MEP) systems across large or multiple projects. This role combines technical expertise with leadership and strategic oversight, ensuring that MEP systems are fully integrated, tested and commissioned in line with design, statutory and sustainability requirements. The postholder will lead, support and develop teams in applying Sisk’s management systems and procedures, driving consistency, innovation and continuous improvement. This includes ensuring seamless project handover and long-term building performance to meet client expectations.
Responsibilities
- Provide leadership, technical guidance and direction in the application of Sisk’s Building Services management systems and procedures.
- Support the delivery of the company’s Building Services strategy, aligning with business objectives in safety, quality, sustainability, people, projects and partnerships.
- Oversee technical and commercial aspects of MEP project delivery from pre-construction through to commissioning and handover.
- Guide tendering, procurement and award of MEP packages in line with business strategy and contractual requirements.
- Ensure teams identify and manage temporary electrical requirements safely and efficiently, including energy assessments and sustainability considerations.
- Lead the planning, coordination and integration of MEP works into the overall project programme.
- Ensure early engagement and coordination with utility providers and stakeholders to meet interface requirements.
- Oversee the production, review and approval of coordinated drawings and builder’s work requirements.
- Implement robust processes for equipment and plant tracking through approvals, procurement, delivery, installation and testing.
- Ensure proactive identification and mitigation of programme, contractual and commercial risks.
- Drive compliance with quality management systems, inspections, snagging and progressive sign-off of installations.
- Oversee the safe management of live energy systems in accordance with company guidelines and statutory requirements.
- Ensure development and implementation of inspection, testing, commissioning and handover plans.
- Mentor and develop junior members of the team, fostering a culture of learning and knowledge sharing.
- Promote Sisk’s values and strengthen client, consultant and supply chain relationships.
- Oversee preparation of safety files and delivery of soft landings processes.
Experience Required
- Experience in managing large-scale, complex MEP projects.
- Understanding of the MEP supply chain and market dynamics.
- Proven ability to lead and motivate multidisciplinary teams to deliver safe, high-quality and cost-effective outcomes.
- Demonstrated technical competence across the full project lifecycle (estimating, pre-construction, installation, commissioning, handover).
- Commercial and contractual awareness in MEP project management.
- Excellent communication, leadership and stakeholder management skills.
- Commitment to health, safety, quality, sustainability and innovation.
- Organisational and problem-solving skills with a proactive, methodical approach.
Qualifications Required
- Degree or equivalent qualification in Mechanical, Electrical or Building Services Engineering (or related technical discipline).
- Membership of a relevant professional institution (e.g., CIBSE, CIOB, Engineers Ireland or equivalent).
- Health & Safety management training (e.g., IOSH or equivalent).
- Training or experience in project planning and project management.
- Specialist training in live energies / arc flash (or equivalent).
Desirable
- Higher diploma or advanced degree in construction, engineering or a related subject.
- Chartered status or equivalent professional accreditation (e.g., CEng with CIBSE or equivalent).
- Training in BIM, digital construction or emerging technologies.
