ROLE OFFERED – REAL ESTATE MANAGER
The role offered is to serve the Company as a Real Estate Manager directly reporting to the Real Estate Director for UK & Ireland. On a Global level, the UK Real Estate team will be reporting to the Company’s Vice President of Real Estate and locally you will also work closely with the UK Director of Operations, the UK Managing Director and the wider UK operational teams. The role holds a core responsibility enabling company growth by building a strong pipeline of new stores to meet our immediate expansion targets of 30+ new stores per year.
The successful candidate will be expected to work efficiently with landlords and brokers and proactively pursue leads for new retail space. The job will entail touring and researching a range of different locations to ensure the best possible new stores are selected, and critically that only the most optimal leases are signed. This will require a reasonably high level of travel and thoughtful time will need to be spent in each market to ensure that Joe & the Juice has the highest compatibility and chance of success.
KEY RESPONSIBILITIES
- Analysis of markets for potential new store openings, both existing (relocations) and new.
- Working to source a pipeline of new store opportunities and reporting into the Director of Real Estate.
- Research and assess feasibility of new store locations with the use of internal, macro and socio-economic data.
- Lead landlord negotiations in conjunction with architects and brokers.
- Assist the Director of Real Estate in setting expansion strategy through research and extensive touring.
- Complete new store business cases to be sent for board approval.
- Continuously and pro-actively promote the Joe & the Juice brand to UK landlords and property professionals to ensure strong flow of opportunity and negotiate the most advantageous deals with landlords.
- Develop a close working relationship with the company’s Construction team whose responsibility is to ensure that new stores are opened on time and on budget.
- It is expected that the employee uses the Company’s internal management tools to ensure concise and compliant reporting, while also being engaged in the development of retail strategies for the future expansion of Joe & the Juice.
KEY QUALIFICATIONS
Preferably, you will have a bachelor’s degree or equivalent property degree or closely related field and will be RICS Qualified. You should be a driven and hardworking individual with 3+ years minimum property brokerage-based experience. You have strong analytical skills and are pragmatic and solution orientated. You possess the capability of understanding complex problems and reducing complexity within them. You are structured, punctual and systematic. You should be reliable and flexible when it comes to workload and working hours.
You should have knowledge of UK towns and cities from a retail perspective, and you should be open to learn more thorough investigation and site finding.
