Property Manager in Surrey

The Role We are looking for an experienced, organised and customer-focused Property Manager to manage a portfolio of residential properties in and around Leatherhead. You will be responsible for the day-to-day management of the portfolio, providing a high standard of service to landlords and tenants while ensuring properties are well maintained and relevant compliance requirements are met. This role would suit someone with previous residential property management or lettings experience who is confident managing their own workload and building strong relationships with landlords, tenants and contractors. Key Responsibilities • Manage a portfolio of residential rental properties from tenancy commencement through to renewal or vacation • Act as the main point of contact for landlords and tenants. • Coordinate maintenance, repairs and emergency works with approved contractors. • Obtain quotations, seek landlord approval and monitor works through to completion. • Carry out or arrange routine property inspections and provide appropriate follow-up reports. • Manage tenancy renewals, rent reviews and changes to tenancy arrangements. • Ensure required safety certificates, inspections and property records remain up to date. • Liaise with landlords regarding maintenance, compliance and property-management matters. • Respond promptly and professionally to tenant queries and maintenance issues. • Manage check-outs, deposit-related matters and end-of-tenancy works. • Maintain accurate records on the company's property-management system. • Work closely with the lettings and accounts teams to provide a seamless service. • Build and maintain effective relationships with local contractors and suppliers. • Keep up to date with relevant residential lettings legislation and industry requirements. About You • Previous experience in residential property management or lettings. • Good knowledge of the residential lettings process and associated compliance requirements. • Excellent organisation and time-management skills. • Strong written and verbal communication skills. • A professional and confident approach when dealing with landlords and tenants. • The ability to manage multiple properties and priorities simultaneously. • Good problem-solving skills and the ability to remain calm when handling urgent maintenance issues. • Strong attention to detail and accurate administrative skills. • Confidence using property-management software and Microsoft Office. • A full UK driving licence would be advantageous. • An ARLA Propertymark qualification, or willingness to work towards a relevant professional qualification, would be desirable.
