Basingstoke and Deane Borough Council is well known for its established property investment portfolio, currently valued at 283.9M. The investment portfolio, which provides an annual income of 19.2M, is made up of over 200 properties including key developments at Basing View and The Malls in the town centre, alongside industrial, retail, offices, and leisure assets.
We are seeking an Interim Asset Management Surveyor to join our Investment Team. The role comprises hands-on estate management and will play a key role in delivering the priorities of the council's Annual Property Plan.
The main duties of this role will include:
- Carrying out day-to-day investment portfolio duties arising from the commercial assets (both directly let properties and some ground leased properties) including rent reviews, negotiating new lettings, lease renewals, and generally dealing with all landlord and tenant matters arising including processing applications for landlords' consent, surrenders, and dilapidations.
- Estate management of multi-let properties including managing service charges and budgeting, overseeing Letting Agents (where already appointed), debt monitoring, and income management.
- Inputting into Project Groups where these involve the roles managed portfolio and/or input on behalf of the Property Team.
- Undertaking valuations as required.
We are looking for candidates who are RICS qualified with experience in a commercial property environment. You will also have a good working knowledge and understanding of commercial leases. Candidates must possess a full driving licence and access to their own transport would be preferable to fulfil the duties of the role.
