The Commercial Manager will be the specialist expert on and be responsible for the commercial management of construction projects from tender stage through to final account. The Commercial Manager is responsible for the development of the service, ensures that projects are delivered profitably, in accordance with contractual requirements, and with effective cost control, risk management, and value maximisation.
Key Responsibilities
- Commercial Manager Strategy: The Manager will be expected to use their expertise to develop and implement a coherent and effective system and structure for the Commercial Management function of the business ensuring projects are delivered efficiently. This function of the business will ensure that projects can be delivered via main contractor or the management sub-contractor which the Manager will be responsible for deciding in discussion with the Construction Manager based on the project specifics. Continued review and refinement of the function will be expected as well as reporting at Board level when required on performance and outcomes. The Manager will also have input into the Company’s Business Plans and business case for each project.
- Commercial & Financial Management: Take full commercial responsibility for allocated projects, ensuring financial performance is maximised. Prepare, manage, and report project budgets, forecasts, and cost/value reconciliations (CVRs). Monitor cash flow, applications for payment, and final accounts. Identify, manage, and mitigate commercial risks and opportunities.
- Contracts & Procurement: Manage and administer construction contracts (e.g. JCT, NEC). Lead subcontract procurement, negotiation, and appointment. Manage subcontractor payments, variations, and final accounts. Ensure compliance with contractual obligations and company procedures.
- Tendering & Pre-Construction: Support tender requests, including pricing, risk analysis, and commercial strategy. Review contract terms and conditions prior to contract award. Provide commercial input during value engineering and design development.
- Project Delivery: Work closely with QSs and site teams to ensure commercial objectives are met. Manage variations, change control, and claims.
Skills & Experience Required
- Proven experience as a Commercial Manager or Senior Quantity Surveyor within the UK construction industry.
- Strong knowledge of UK construction contracts (JCT and/or NEC).
- Excellent commercial, contractual, and financial acumen.
- Experience managing multiple projects or large-scale schemes.
- Strong negotiation and communication skills.
- Ability to lead and develop commercial teams.
- Proficient in Microsoft Excel and commercial reporting systems.
Qualifications
- Qualification in Quantity Surveying, Commercial Management, Construction Management, or similar.
- MRICS / MCIOB (desirable but not essential).
