Job Overview

As a Small Works Manager, the role supports the Small Works projects team by maintaining and developing capabilities and coordinating the daily operations of associated works.

Key Responsibilities

  • Supervise the technical resource in relevant areas on a daily basis.
  • Serve as the primary point of contact for internal and external customers and for the Small Works Lead.
  • Assist the team in meeting all relevant KPI and SLA requirements.
  • Conduct regular site supervisory health and safety inspections, ensuring staff and contractors comply with H&S standards.
  • Engage with customers and suppliers to identify and scope works.
  • Prepare quotations for required works.
  • Manage workload effectively and coordinate with stakeholders to facilitate scheduling.
  • Lead pre‑start meetings with internal and external teams, maintaining records on site.
  • Attend or manage critical call‑outs, providing written incident reports and quote bases for remedial works.
  • Ensure online monthly toolbox talks and H&S awareness are delivered, keeping the workforce updated and safe.
  • Verify subcontractor work post‑completion to ensure workmanship standards and customer satisfaction.
  • Complete physical and online forms to monitor and track works.
  • Own the client’s needs and maintain good communication to build a stable relationship.
  • Maintain cover during holiday periods.
  • Execute works as directed by the Small Works Lead.
  • Produce quotes for various departments across the business.
  • Create test and commissioning certificates.
  • Oversee project works and reporting.
  • Plan weekly labour tasks and update labour schedules.

Skills & Experience

  • Minimum City & Guilds or NVQ qualifications within Building Services or equivalent.
  • Strong knowledge of all building services.
  • Sound administrative and organisational skills.
  • Proven practical experience in project management or facilities management.
  • Ability to meet tight deadlines in a fast‑paced environment.
  • Understanding of customers’ business requirements.
  • Proactive approach to tasks with effective workload management.
  • Excellent interpersonal and communication skills.
  • Commitment to delivering high‑quality service and flexibility.
  • Willingness to work overtime when required.
  • Knowledge of the client base and specific contractual agreements.
  • Timely management of email communication.
  • Ensuring technicians comply with industrial standards and company policies.
