About our client
Our client is a residential developer with a substantial managed portfolio. Their sites range from traditional housing schemes to large-scale urban regeneration projects, and they manage the freeholder function in-house with a dedicated estate management team. The role
They're looking for a senior block manager to take ownership of managing agent relationships across a residential portfolio. You'll be the link between the developer and the agents they appoint, holding them to account on performance, compliance, and customer experience.
What you’ll be doing:
- Monitoring managing agent performance through site visits, quarterly presentations, and annual audits
- Overseeing block handovers, collating documentation, and managing the process through to completion
- Tracking statutory and H&S inspections to ensure they're completed, recorded, and up to date
- Reviewing service charge accounts, budgets, and arrears, and monitoring capex projects
- Handling leaseholder consent applications and managing them through to timely resolution
- Producing estate management reports for the Head of Estate Management and liaising with internal teams across build, sales, and customer service
Skills and experience
Essential
- ATPI qualified
- At least 3 to 4 years' experience in leasehold property management
- Experience on the client/managing agent oversight side, not as a hands-on building or estate manager
- Solid understanding of landlord and tenant legislation, H&S requirements, and the RICS Code of Practice
Desirable
- Experience working across large, complex residential portfolios
- Familiarity with heat networks
