Experience & Qualifications
The Senior MEP Manager will be responsible for overseeing the day-to-day operations of the site and managing all site staff, reporting directly to the Project Manager. This position requires a strong personality to challenge the supply chain and staff members, ensuring the successful execution of the construction programme.
- Experience managing mechanical & electrical packages for schemes greater than £10m or 200 residential units plus.
- Proficient in the use of Microsoft Office (Word, Outlook, Excel) and Procore.
- Demonstrated commercial awareness and the ability to manage Subcontractor effectively.
Key Skills
- Able to plan works, complete look aheads and ensure MEP materials/labour are in hand.
- Input in MEP Subcontract packages and scopes of works to ensure all items have been included.
- Experience in management of both Mechanical & Electrical packages.
- Full design responsibility for mechanical & electrical works from stage 3 through to completion.
- Excellent written and verbal communication skills at all levels.
- Strong attention to detail and accuracy.
- Ability to work to tight deadlines and achieve targets.
- Input in the daily briefings to ensure works are planned and coordinated between all parties.
- Confident in leading & chairing meetings including writing effective meeting minutes for MEP works.
- In depth knowledge of all current building services regulations.
- Detailed understanding of testing & commissioning process including interrogation of Subcontractor methodology & programme for commissioning.
- Experience in dealing with Warranty provider, client Clerk of Works & Golden thread.
- Confidence in dealing with client team.
- Detailed understanding of H&S requirements (access, working at heights, PPE, permit systems).
- SMSTS trained.
- Ability to interrogate Contractor & subcontractor programmes.
- Good understanding of site safety requirements.
Operational Actions
- Input into internal & external works meetings to ensure overall Programme dates are being achieved with primary focus on building services.
- Chair services section of internal & external progress meetings including holding a separate dedicated services meeting with the MEP Subcontractor to solely discuss MEP progress.
- Input into MEP services design from early stages through to technical submittal review and sign off.
- Input into O&M manual including format & information to align with client requirements.
- Review RAM's and safe working systems prior to commencement of work segments.
- Carry out all necessary QA of 1st, mid and 2nd fix MEP systems including photographic evidence as necessary.
- Management of commissioning programme from the outset to Practical completion including tracking all certs and test results as necessary.
- Input into all 3rd party approvals (planning conditions, BREEAM, Building Control, HQM etc).
- Full management & coordination of all permanent utilities from design stage through to final installation.
- Responsibility for obtaining permanent utility meters & setting up of tariffs as necessary.
- Review inspection templates previously set out and comment as necessary with Q&E Manager.
- Complete site diary including detail of works/labour being carried out daily.
- Sit with other site members to deal with day-to-day site issues/settle disputes.
- Liaise with commercial & design team to ensure all necessary design information is available to allow subcontractors to complete their works.
- Liaise with site H&S officer to ensure site rules are being adhered to and site teams are maintaining a good level of safety & housekeeping.
- Ensuring subcontractor QA is being received in a timely manner & authority to stand down works if required.
- Site inspection walk around for Building Control, Warranty provider and Clerk of Works.
- Review and approve daywork sheet for Subcontractors.
- Liaise with logistics including site setup/changes.
- Attend dabs meeting as required.
- Keep abreast of change control in relation to MEP works.
