Purpose of the Role
Oversee the maintenance, compliance, presentation, and coordination of all internal and external building fabric elements across the property portfolio. Primary focus on the management and delivery of service charge recoverable fabric maintenance and repair activities, ensuring buildings remain safe, compliant, operationally efficient and maintained to a high standard. Combines hands-on operational management with selective support for wider asset management initiatives where required, working in conjunction with appointed consultants, surveyors, and specialist contractors.

Key Responsibilities

  • Portfolio Fabric Management
    Oversee the condition, maintenance, and presentation of all internal and external fabric elements across the portfolio. Manage building fabric elements including roofing systems, fall arrest systems, barriers, façades, cladding, glazing, fire doors, partitions, ceilings, finishes, flooring, drainage systems, and communal areas. Conduct regular inspections and identify defects, deterioration, and compliance risks. Ensure buildings maintain high operational and presentation standards.
  • Maintenance & Service Charge Operations
    Coordinate reactive and planned preventative maintenance activities. Manage service charge recoverable fabric related maintenance works. Monitor contractor performance, work quality, and programme delivery. Maintain accurate maintenance records and asset information. Identify recurring defects and recommend practical remedial solutions. Assist with service charge budgeting and monitoring of fabric related expenditure.
  • Compliance & Building Safety
    Support compliance with Building Regulations, CDM Regulations and relevant Building Safety requirements. Monitor issues relating to fire compartmentation, façade safety, water ingress, and statutory compliance. Ensure maintenance records and compliance documentation remain up to date. Support health & safety compliance across fabric related works.
  • Contractor & Project Coordination
    Supervise contractors undertaking repairs, refurbishment, and planned maintenance works. Assist with preparing scopes of works and procurement activities. Support delivery of service charge related refurbishment and minor capital projects. Coordinate works with Building management to minimise disruption to occupiers.
  • Asset Management Support
    Assist with condition surveys. Support lifecycle planning exercises. Co-ordinate intrusive investigations with the aid of the building management teams. Assist with refurbishment and improvement projects. Provide operational input into landlord asset improvement strategies.
  • Stakeholder Management
    Liaise with Property Managers, Engineering Managers, tenants, consultants, and contractors. Provide clear operational and technical updates to management teams. Support reporting requirements where necessary.

Skills & Qualifications

  • Skills & Experience
    Proven experience in commercial building fabric management or maintenance. Strong understanding of commercial building fabric systems and materials. Experience managing contractors and fabric maintenance programmes. Good understanding of health & safety and statutory compliance requirements. Good understanding of fall arrest, barrier, and working from height legislation. Experience within commercial office or mixed-use environments. Strong organisational and communication skills. Competent using CAFM systems and Microsoft Office.
  • Desirable Qualifications
    HNC/HND or Degree in Building Surveying, Construction, or related discipline. IOSH or NEBOSH qualification. Membership of RICS, CIOB or IWFM desirable.

Working Hours: 09:00 - 17:30 - Core Hours, flexibility required dependent on projects. Multiple site locations.
Salary: Circa £75,000 pa. Subject to experience.
