Overview

Responsible for managing a portfolio of residential developments, ensuring smooth day‑to‑day operations while maintaining high standards of service for leaseholders and clients. The role offers the possibility of long‑term partnership or ownership and is ideal for an experienced Block Manager seeking a respected independent estate agency with strong presence in the Kingston borough area.

Key Responsibilities

  • Managing a portfolio of residential blocks across the local area
  • Coordinating maintenance and repairs with contractors
  • Handling insurance claims and related processes
  • Conducting regular property inspections
  • Organising and attending AGMs and meetings with Management Committees
  • Issuing Section 20 notices in line with legislation
  • Managing leases and ensuring full legal compliance
  • Preparing and managing budgets and service charge accounts
  • Building and maintaining strong relationships with leaseholders and clients
  • Responding to queries and resolving issues efficiently

Qualifications & Experience

  • Previous experience in Block Management is essential
  • Excellent customer service and communication skills
  • Strong organisational skills with the ability to prioritise workload
  • Calm and professional approach under pressure
  • Confident team player with a positive attitude
  • Ability to build and maintain effective working relationships
  • Good understanding of property management legislation
  • Willingness to work towards AIRPM or MIRPM qualification
