We're recruiting for an experienced Property Manager to take ownership of a busy residential lettings portfolio in Alton. You'll be the main point of contact for landlords and tenants, keeping tenancies running smoothly, resolving issues quickly, and ensuring compliance is always on point. This is a great opportunity for someone who enjoys autonomy, is confident handling day to day property management, and takes pride in delivering a high level of service.

  • Manage a portfolio of residential rental properties from move in to move out
  • Handle maintenance issues: logging, instructing contractors, and seeing works through to completion
  • Liaise professionally with landlords, tenants, and contractors
  • Coordinate renewals, rent reviews, and tenancy agreements
  • Oversee inspections, inventories, and check outs
  • Ensure compliance across key legislation (gas safety, EICR, EPC, deposits, Right to Rent, etc.)
  • Manage arrears conversations and support rent collection where needed
  • Keep accurate records and update the CRM/property management system

What We're Looking For

  • Proven property management experience (essential)
  • Strong knowledge of lettings legislation and compliance
  • Confident communicator - calm, professional, and solutions focused
  • Highly organised with good attention to detail
  • Able to manage a busy workload and prioritise effectively
  • Full UK driving licence (preferred, depending on portfolio)

Nice to Have

  • ARLA / Propertymark qualification (or working towards)
  • Experience with a high volume portfolio or complex maintenance issues
