Commercial Property Manager - Immediate Start (FTC or Permanent) Birmingham-Based Up to £55,000 + Car Allowance + Excellent Benefits

Are you an experienced Commercial Property Manager ready to take full ownership of a diverse portfolio? This is an exciting opportunity for a confident, capable individual to step into an autonomous role managing a wide range of commercial assets across the central and South West regions. Working with major institutional clients, you'll oversee approximately 48 properties including leisure centres, industrial units, office buildings, and single let FRI assets.

This position is ideal for someone who thrives on responsibility, enjoys variety, and is confident managing their own clients while collaborating within a supportive, approachable team.

The Opportunity

You will take responsibility for your own properties and projects, delivering exceptional property management services while helping to expand the client base and achieve departmental business objectives. This is a role where you can truly "make it your own" within a flat, flexible structure that values independence and commercial acumen. The role blends office, home and site working, typically 2-3 days in Birmingham and the rest on site across a region spanning the wider midlands.

Key Responsibilities

  • Managing your own clients as well as supporting wider account delivery
  • Providing high quality commercial Property Management services
  • Daily liaison with clients, tenants and solicitors
  • Preparing and leading client meetings and reporting packs
  • Undertaking asset management initiatives under supervision
  • Advising on tenant applications and managing the licence process
  • Conducting regular property inspections
  • Managing leases, tenancy schedules and property databases
  • Overseeing service charge budgets, reconciliations and expenditure monitoring
  • Collaborating with client finance teams on budgets, rent raising and reconciliations
  • Managing arrears (supported by a credit controller) and approving invoices
  • Preparing revenue budgets and quarterly forecasts with finance support
  • Facilitating tenant meetings and engagement activity
  • Completing acquisition and disposal due diligence

Essential Experience

  • 5+ years' experience within commercial property management
  • Experience directly reporting to property management clients
  • Strong knowledge of landlord and tenant legislation
  • Proven ability to manage lease events, rent reviews and expiries
  • Property accounting knowledge: service charges, VAT, arrears recovery
  • Competent in Microsoft Excel, Word and Outlook
  • Ability to work independently and manage multiple clients effectively

Desirable

  • Degree level education
  • Professional qualification (RICS or equivalent experience)
  • Familiarity with TRAMPS, Horizon or similar property management systems
