We are seeking an experienced Solicitor to manage a varied caseload of residential property transactions, including freehold and leasehold conveyancing, remortgages, transfers of equity, and new build matters. The successful candidate will provide high-quality legal advice, maintain excellent client relationships, and ensure transactions progress efficiently from instruction through to completion while maintaining full regulatory compliance. The role requires strong technical knowledge, commercial awareness, and the ability to manage a busy caseload while delivering an exceptional standard of client care.

Key Responsibilities

  • Manage a full caseload of residential sales, purchases, remortgages, transfers of equity, new build transactions, and other residential property matters.
  • Handle transactions from initial instruction through to post-completion.
  • Review title documentation and identify legal issues and potential risks.
  • Draft and negotiate contracts and replies to enquiries.
  • Advise clients on all legal aspects of residential property transactions.
  • Exchange contracts and oversee completions.
  • Ensure HM Land Registry registrations and SDLT submissions are completed accurately and within required timescales.
  • Liaise with estate agents, mortgage lenders, brokers, and other solicitors to ensure transactions progress efficiently.
  • Resolve title defects and respond to requisitions where required.

Leasehold Property

  • Advise clients on leasehold sales and purchases.
  • Review leases and identify issues affecting marketability and lender requirements.
  • Liaise with landlords, managing agents, and management companies.
  • Advise on service charges, ground rent, lease covenants, rights, restrictions, and consents.
  • Deal with licences to assign, deeds of covenant, certificates of compliance, notices, and post-completion requirements where applicable.

Client Care

  • Deliver exceptional client service throughout every transaction.
  • Maintain regular communication with clients and all parties involved in the transaction.
  • Build and maintain strong client relationships.
  • Handle enquiries professionally, efficiently, and proactively.

Compliance & Risk Management

  • Ensure compliance with SRA rules, AML regulations, GDPR, lender requirements, and firm policies.
  • Undertake due diligence, including source of funds and source of wealth enquiries.
  • Identify and manage legal and regulatory risks.
  • Maintain accurate and compliant file records.
  • Ensure adherence to lender panel requirements and quality standards.

Business Development

  • Develop relationships with estate agents, mortgage brokers, and other professional introducers.
  • Contribute to the continued growth of the residential property department.
  • Support networking, marketing initiatives, and business development activities.
  • Assist with mentoring junior colleagues and support staff where appropriate.

Knowledge and Experience

  • Qualified Solicitor with experience in residential conveyancing.
  • Proven ability to manage a residential conveyancing caseload independently.
  • Strong technical knowledge of freehold and leasehold property transactions.
  • Excellent understanding of HM Land Registry procedures, lender requirements, and SDLT.
  • Strong knowledge of AML regulations and regulatory compliance.
  • Experience using legal case management systems.
