The Management Recruitment Group is pleased to be supporting JLL with the appointment of an Operations Manager for 105 Victoria Street. Managed by JLL on behalf of BGO, 105 Victoria Street is one of London's most anticipated new commercial developments. The building will provide over 500,000 sq ft of workspace alongside an exceptional range of amenities, public realm and wellbeing facilities, creating a workplace experience unlike any other in the capital.
Designed with sustainability, community and occupier experience at its core, the development is targeting BREEAM Outstanding, WELL Platinum and NABERS 5.5* certifications and will set a new benchmark for the modern workplace.
As Operations Manager, you will play a key role in the mobilisation and ongoing operation of the building, helping to create an environment where occupiers, visitors and guests receive an outstanding experience every day. Working closely with the Head of 105 Victoria Street, you will be responsible for leading operational service delivery across the estate, managing service partners and ensuring the building operates to the highest possible standards.
The Role
Joining the team ahead of practical completion, you will be heavily involved in the mobilisation of the building and the transition into full operation. You will oversee front-of-house, cleaning, security and amenity services, ensuring a consistently high standard of delivery whilst building strong relationships with occupiers, visitors, contractors and stakeholders. This is a highly visible role within a landmark asset and will suit someone who enjoys working in a customer-focused environment where no two days are the same.
Key Responsibilities
- Support the mobilisation of the building from completion through to full occupation.
- Lead and manage service partners across cleaning, security, front-of-house and amenity operations.
- Build strong relationships with occupiers and stakeholders, acting as a key point of contact for operational matters.
- Drive high standards of customer service and occupier experience throughout the building.
- Monitor contractor performance and ensure services are delivered in line with agreed standards and KPIs.
- Assist with the preparation and management of service charge budgets and operational expenditure.
- Support ESG, sustainability and social value initiatives across the asset.
- Work closely with colleagues across property management, engineering and workplace teams to ensure seamless service delivery.
- Deputise for the Head of 105 Victoria Street when required.
About You
We would be interested in speaking with individuals who have experience managing operational services within commercial property, mixed-use destinations, hospitality, hotels or other customer-focused environments. You will be comfortable managing multiple stakeholders, leading service partners and maintaining high standards across a complex and high-profile asset.
- Experience managing operational services within a multi-occupied environment.
- Strong contractor and supplier management skills.
- Experience working with service charge budgets.
- Excellent communication and stakeholder management abilities.

- A proactive and practical approach to problem-solving.
- Experience of mobilising a new building or working within a premium workplace environment would be advantageous but is not essential.
