As a Reliability Engineer at JLL, you'll play a critical role in ensuring the operational excellence and continuous improvement of building systems across our diverse clients Rolls-Royce property portfolio. This position sits at the intersection of engineering expertise and strategic asset management, where you'll drive reliability-centered maintenance strategies that maximize equipment performance while minimising downtime and lifecycle costs. You'll work collaboratively with facilities teams, clients and stakeholders to develop and implement predictive and preventive maintenance programs that keep critical infrastructure running smoothly. You'll leverage data analytics, condition monitoring technologies and industry best practices to transform reactive maintenance cultures into proactive, reliability-focused operations. Your technical insights will directly influence asset performance across commercial and industrial properties, ensuring our clients' buildings operate at peak efficiency.
Responsibilities
- Develop and implement comprehensive reliability improvement plans for mechanical, electrical, and building automation systems across assigned properties
- Conduct root cause analysis and failure mode effects analysis (FMEA) to identify equipment vulnerabilities and implement corrective actions that prevent recurring issues.
- Assist in the development of a Total Cost of Ownership model for key critical asset groups.
- Support Global Engineering Director with asset management programs, risk register development and energy efficient schemes across the UK portfolio.
- Working with multiple site leads in UK, provide engineering support for various aspects of operational delivery, compliance activities and PPM delivery.
- Assist in creating and refreshing playbooks and procedures to enhance the effectiveness and delivery of such activities.
- Ensure all KPIs and CPIs related to statutory and planned maintenance are actively manged and meet with account targets, incurring no penalties related to poor performance.
- Manage any mitigations or exclusion, as per account process.
- Actively manage the risk register process to ensure that critical engineering items are being added and updated by all UK teams. Working with BI team, present findings to feed into Capital Planning requirements and gain client acceptance of identified risks.
- As part of a continuous improvement cycle, support the UK Teams/Sites in developing, amending and regular review of key Standard/Emergency Operating Procedures (SOP/EOP). Those that relate to high hazard activities or processes.
- Design and optimise predictive maintenance programs using condition monitoring techniques
- Analyse equipment performance data and maintenance records to identify trends, benchmark performance & recommend strategic improvements to maintenance strategies
- Collaborate with facilities teams and maintenance contractors to ensure reliability best practices are embedded in daily operations and work execution
- Lead reliability-cantered maintenance (RCM) assessments to determine optimal maintenance intervals and strategies for critical building systems
- Support Asset Teams with asset data intelligence and inputs to support ongoing asset replacement programs, operations risk advice to client.
- Support capital planning processes by identifying aging equipment, assessing lifecycle costs, and providing recommendations for strategic replacements or upgrades
Requirements
- Experience in Mechanical Engineering, Electrical Engineering, Building Services Engineering or related technical discipline
- Experience in reliability engineering, maintenance engineering, or facilities management within commercial real estate or industrial environments
- Strong knowledge of mechanical systems (HVAC, boilers, chillers, pumps) and electrical systems (switchgear, transformers, generators, distribution systems)
- Demonstrated experience with reliability methodologies including RCM, FMEA, root cause analysis and predictive maintenance technologies
- Proficiency in computerised maintenance management systems (CMMS) and data analysis tools for tracking equipment performance and maintenance activities
- Excellent analytical skills with the ability to interpret complex technical data and develop data-driven maintenance strategies
- Strong written and verbal communication skills with the ability to present technical information clearly to both technical and non-technical audiences
- Familiarity with sustainability initiatives and energy optimization strategies that support both reliability and environmental objectives
