As a Property Manager, your main focus is on delivering a customer‐centric property management service that prioritises the client and customer experience. Your objective is to proactively oversee and manage a portfolio of properties, providing exceptional client care and customer service and being responsible for identifying opportunities to extract value, secure additional fees, and generate new business opportunities for JLL.
Responsibilities:
- Managing a portfolio of circa 140 properties
- Providing an advisory, forward‐thinking, and bespoke service to our clients to ensure retention rates remain high
- Seeking opportunities to increase revenue, through offering clients' additional services, cross-selling JLL's services or seeking additional instructions from existing clients
- Taking initiative in resolving client issues and being proactive in keeping on top of workload
- Ensuring KPIs and deadlines are met
- Ensuring Landlords are compliant with legislation and contractual obligations
- Adhering to 100% Health and Safety and compliance on your portfolio (including statutory compliance and HMO/selective Licensing)
- Following procedures to ensure service standards are consistent
- Arranging repairs and maintenance within a reasonable timeframe
- Handling the end of tenancy process, arranging check-out inspections and managing the deposit return process
- Ensuring all pre‐tenancy works and pre‐tenancy cleans are completed for all new tenancies
- 3rd party supplier invoices must be paid within a reasonable timeframe in line with our terms of business or within the timeframes as stipulated by the supplier (service charges/ground rents)
- Consistent CRM dashboard management in line with KPIs
- Dealing with insurance claims in a timely manner
Required Skills and Experience:
- 2+ years property management experience
- Confident liaising with clients via phone, email, and letter
- Out of the box thinking and pro‐active approach
- Ability to manage difficult clients with a calm and proactive attitude
- Have an appetite to learn and develop their career
- Ability to work under pressure with a degree of flexibility and to take control of own workload
- Excellent interpersonal skills – good communication between departments and with tenants and landlords is essential
- Excellent organisational and IT skills
- ARLA qualified
