Key Responsibilities- Strategic Client & Asset Management: Collaborate with the Royal London asset manager to set strategy, act as main point of contact, identify support opportunities, maintain clear grasp of asset/portfolio strategy, support emergency planning, business continuity, testing and monitoring.
- Customer Management & Experience: Serve as primary point of contact for all customer enquiries, concerns and service requests; identify opportunities to improve experience, act on feedback, use training opportunities and advise asset manager.
- Financial Management & Service Charges: Work with JLL Accounts on financial accountability, cashflow, credit control, debt recovery; prepare and manage service charge budgets, reconciliations, supplier payments, financial trackers.
- Lease and Legal Management: Liaise with Data Management and other advisors; manage lease queries, customer applications, compliance, valuation matters, and stakeholder relationships.
- Health & Safety & Compliance Management: Manage risk actions, statutory compliance, conduct/arrange safety checks, incident reporting, E‑Permits, ISO14001 compliance, LRQA audits.
- ESG and Sustainability: Support and implement ESG initiatives, assist with reporting, support sustainability plans and risk assessments.
- Supplier & Contract Management: Represent site level partner meetings, scope services, implement PPM, handle reactive works, manage quotes and work orders, supervise projects.
- Property Operations and Inspections: Conduct inspections aligned with KPIs, submit reports, ensure high standards, coordinate void management.
- Transactions and Transitions: Handle property transitions, due diligence, support disposals and acquisitions, lead transition meetings, accountability for readiness packs.
- Insurance Management: Handle on‑site activities, review contracts, implement insurer requirements, settle claims.
- Technology: Utilize tools such as Yardi, Riskwise, Prism, Deepki and workflow systems for accounting, H&S, customer relationship, ESG.
- Expert knowledge of commercial property management across diverse asset types.
- Comprehensive understanding of building systems, maintenance planning and facility management.
- Strategic portfolio planning, optimisation and risk management.
- Expert‑level knowledge of RICS standards.
- Comprehensive understanding of regulatory frameworks, compliance governance and health & safety legislation.
