JLL WPM are currently recruiting for an exciting role based at 20/22 Ropemaker Street, a new build, high rise property located in the Moorgate area. You will play a pivotal role within this contract by supporting the wider team as a "one team ethos" while ensuring we deliver our contractual obligations along with delivering excellence through the exiting journey of the building.

The Water systems technician role is varied and offers the opportunity to work on vast domestic & closed water systems, along with cooling towers, and other vast mechanical systems.

Key Responsibilities
  • Carry out planned and reactive maintenance as per CAFM & management instructions.
  • Close/update completed PPM tasks on the site's CAFM system (Concept MRI Pro).
  • Develop an in-depth understanding of the various water systems.
  • Completion of daily cooling tower checks/sampling.
  • Ensure standards of workmanship are maintained to maximise the operation effectiveness and reliability of the building and associated systems.
  • Assist specialist subcontractors' requirements both for PPM and reactive works, where required.
  • Ensure company QA and site procedures are adhered to in all aspects.
  • Maintain accurate site records/documentation in association with all site works.
  • Carry out tasks within typical building environments and at a high level, working from platforms and ladders. All-access equipment and PPE will be provided.
  • Keep and maintain all company‑issued tools in a safe and serviceable manner.
  • Proactively work towards the continued success and support of the contract with a positive approach.
  • Comply with Integral's Health, Safety and Environmental procedures, as detailed in the site plans.
  • Complete any other associated task requested by the management.
Required Experience & Skills
  • Experience within a similar position within a maintenance environment, holding relevant qualifications e.g., time‑served apprenticeship, C&G or equivalent.
  • Know the relevance of toolbox talks, Permit to Work procedures and safe systems of working.
  • Capability to perform manual tasks, including manual handling, working at heights.
  • Good verbal and written communication and ability to use computers.
  • Good Health and Safety awareness and knowledge.
  • Acts as an interface with client, visitors, and guests. Acts collaboratively to solve problems and resolve spontaneous and unique situations with professionalism and service orientation.
  • Seeks to continuously improve processes, systems, and overall client satisfaction.
  • Excellent customer service skills and communication. Ability to deal with all levels of staff/management/customers.
  • Enthusiasm and proactive in achieving the highest standard of operation.
  • Strong organisational skills and collaborative style needed.
  • Ability to multitask and work without direct supervision – plan and manage work under time constraints.

  • City & Guilds Level 2 Legionella Control (or equivalent water hygiene qualification)
  • Legionella Awareness Training – Updated within last 2 years
  • Closed System Treatment qualification (e.g., BSRIA BG29 or WMSoc certification)
  • BEng/MEng in Mechanical Engineering, understanding of hot and cold water distribution systems
  • Temperature monitoring and recording (calorifiers, TMVs, outlets)
  • Legionella risk assessment implementation
  • Water sampling techniques and interpretation
  • Flushing regimes for little‑used outlets
  • TMV (Thermostatic Mixing Valve) servicing and testing
  • Tank inspection, cleaning, and chlorination procedures
  • Closed Systems (Heating/Chilled Water)
  • Chemical dosing and water treatment programmes
  • Inhibitor testing and adjustment
  • pH, conductivity, and corrosion monitoring
  • System sampling and analysis
  • Glycol systems knowledge
  • Booster pump and pressurisation unit maintenance
