This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets.

In coordination with the Engineering Services Reliability & Asset Management COE, the Reliability Engineer is responsible for implementing a strategic asset management plan to integrate the client’s existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach. Develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Management program. Acquires and analyzes data from connected systems and continually improves maintenance program strategy to meet outcomes-based performance measures. Conducts ongoing maintenance maturity assessments, oversees root cause failure analysis (RCFA), and considers cost, uptime, repair/replacement, and material availability in decision making.

Position Responsibility of ESSENTIAL FUNCTIONS:

  • Works under general direction of Engineering Services Reliability & Asset Management platform for instruction in deploying client’s strategic asset management plan with matrix reporting back to the client’s lead engineer (FM).
  • Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life-cycle analyses and recommendations for repair vs. replacement decisions.
  • Supports site-level Asset Management & Reliability programs and processes to increase machine/facility system reliability and compliance.
  • Conducts program and system/equipment audits on a periodic and as-needed basis (safety, regulatory compliance, maintenance effectiveness, cost savings, energy conservation).
  • Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
  • Coordinates the use of other engineers, technicians, and third-party resources to accomplish the objective of cost-effective Asset Management & Reliability improvements for maintenance and projects.

Reliability Engineering:

  • Equipment preventive maintenance (PM) task creation and management for continuous improvement and PM optimization.
  • Rank asset criticality using Reliability Centered Maintenance approaches and define proactive maintenance that is cost-beneficial.
  • Create and conduct Reliability studies, understand drawings and schematics.
  • Create risk mitigation strategies for critical assets across the asset portfolio.
  • Investigate new technologies for reliability improvements.
  • Consider cost impacts on action plans during design or remedial actions; perform RCFA to prevent failures.
  • Facilitate/support operational event and equipment failure investigations; ensure root cause, corrective actions, and follow-up monitoring as applicable.

Condition-based Maintenance:

  • Understand moving and rotating equipment (pumps, motors, gearboxes, conveyors) from operational and maintenance perspectives (mechanical and electrical).
  • Experience with predictive maintenance technologies (vibration, oil, infrared thermography, ultrasound, motor current analysis).
  • Plan and perform engineering operations, monitor operations center systems, implement RCM, conduct root cause failure analysis, and manage CBM and PdM technologies.
  • Identify and manage continuous improvement to resolve chronic ad actor equipment issues. Experience with Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or FMEA.

Workflow Management:

  • Maintain records/plans in CMMS (equipment, specs, BOM, failure history).
  • Develop and maintain Key Performance Indicators of equipment reliability.
  • Ensure maintenance and reliability metrics (planned/unplanned work, planning/scheduling, cost metrics, MTBF, asset replacement value) are in place site-wide.
  • Maintain equipment history and analyze trends; collaborate with Maintenance and Planning groups.

Capital Asset Renewal/Capital Planning:

  • Conduct multi-discipline facility condition assessments across labs, manufacturing, office, and distribution locations in the Americas; document findings and remaining useful life; compile portfolio-wide findings for client capital planning and lifecycle asset management; support commissioning for upgrades, renovations, and construction projects.

Performs other work as assigned.

Qualifications:

  • BS in an Engineering discipline, mechanical or electrical preferred.
  • Five to 10 years’ experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and understanding asset management, data analytics, and capital planning.
  • Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
  • Experience in critical/regulatory environments preferred (data centers, laboratories, manufacturing, automotive, petro-chemicals, pharmaceuticals, etc.).
  • Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems; extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types.
  • Ability to use a variety of CMMS and IT tools; strong Excel skills and data manipulation.

  • Read and apply technical manuals, make informed recommendations with incomplete data, balance stakeholder requirements, translate organizational goals into service activity, strong collaboration, self-drive, and detail-oriented work style.

Certifications & Licenses:

  • Certified Reliability Leader (preferred), Certified Maintenance Reliability Professional (preferred), Level 2 thermography (preferred), Level 2 vibration (preferred), Level 2 ultrasound (preferred).
