To carry out Planned Preventative Maintenance (PPM), Reactive Maintenance, & occasional new upgrades to the Mechanical & Plumbing Services on a large Commercial office site in Bournemouth.
Responsibilities
- To carry out PPM in accordance with set schedules, ensuring engineering standards are maintained in order to maximise the operational effectiveness and reliability of the Plant and associated mechanical & plumbing services.
- Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA) requirements.
- To ensure onsite Quality Assurance procedures are adhered to, particularly Water Legionella management, maintaining accurate records/documentation associated with mechanical & plumbing aspects of the PPM and plant.
- To respond in a prompt and effective manner to all mechanical & plumbing related reactive maintenance issues, and help desk requests.
- To co-ordinate initial actions associated with requests from the client.
- To co-ordinate visiting specialist sub-contractors associated with mechanical & plumbing aspects of the PPM schedules.
- To respond to call outs and cover breakdowns and emergencies associated with the mechanical & plumbing aspects of the PPM schedules.
- Repair, replace and installation of mechanical & plumbing systems and Services.
- Assist other trades as necessary.
- To attend monthly site meetings as required.
- To provide reports in relation to work and equipment as required.
- To undertake miscellaneous duties as requested by the Client.
- To proactively work towards the growth of the contract into other service provisions be they Mechanical, & Plumbing Like for Like replacements, Project works, FM Soft Services etc.
Experience and Qualifications
- Experience with large commercial site plumbing systems.
- Experience with working with a wide variety of plumbing & mechanical equipment.
- Basic Mechanical experience/knowledge of HVAC systems.
- Supervisory experience for future development.
- Essential: City & Guilds, NVQ L2.
- Driving License.
- Unvented & Water regulations training.
- Health and Safety Training.
- L8 training.
- GCSE (or 'O' Level equivalent) passes in Math's and English.
