Property Management Team Leader
Location: Lee, South East London (SE12)
Salary: Up to £40,000 Basic (Negotiable) + Commission & Bonuses
Hours: Monday-Friday, 9am-6pm
The Opportunity
I am exclusively partnering with one of South East London's most established and respected independent property groups to appoint an experienced Property Management Team Leader to its Lee office.

This is an opportunity to lead an established Property Management department overseeing approximately 750 residential properties across South East London.
The Role
You will lead a small team comprising a Senior Property Manager, Property Manager and Junior Property Manager, taking responsibility for the department's operational performance and day-to-day management.
This is a genuinely hands-on position, combining leadership responsibilities with active Property Management. You will remain involved in managing properties, resolving complex matters, supporting colleagues and maintaining excellent relationships with landlords and tenants.
The portfolio is managed collectively rather than divided into individual geographical patches, providing a varied and collaborative working environment.
Key Responsibilities

Lead, coach and develop the Property Management team, maintaining high service standards and departmental performance.

Remain actively involved in the day-to-day management of a substantial residential portfolio.

Oversee maintenance, repairs, contractor appointments and property compliance.

Manage inspections, check-outs, deposit negotiations and end-of-tenancy matters.

Act as the principal escalation point for landlord and tenant complaints, disputes and complex cases.

Support possession proceedings, including occasional court attendances and bailiff appointments.

Monitor workloads, service standards, KPIs and customer satisfaction.

Conduct team meetings, performance reviews and ongoing coaching.

Identify opportunities to improve processes, client retention and operational efficiency.

Work closely with senior leadership and dedicated pre-tenancy and credit control departments.
About You
We are seeking an accomplished Residential Property Management professional with the technical knowledge and confidence to lead an established department.
You may already be a Property Management Team Leader or Manager, or an experienced Senior Property Manager ready to progress into leadership.
The ideal candidate will offer:

Strong experience within residential Property Management, ideally in estate agency or lettings.

Excellent knowledge of tenancy legislation, compliance, maintenance and end-of-tenancy procedures.

Previous experience supervising, mentoring or developing colleagues.

Confidence handling complaints, escalations and challenging landlord or tenant situations.

Excellent organisational, communication and problem-solving skills.

A proactive, commercially aware approach and genuine commitment to delivering exceptional client service.
Salary & Benefits

Basic Salary: Up to £40,000, negotiable for the right candidate.

Team Bonus: £10 added to a shared bonus pot for each qualifying five-star Google review.

Sales Referrals: £100 individual commission for successful completed property sales referrals.

Management Upgrades: £50 individual commission for upgrading landlords to enhanced management services.

Hours: Monday-Friday, 9am-6pm, with no regular weekend working.
