The Opportunity
My client is a highly regarded, nationally established property consultancy with a longstanding reputation across the rural and agricultural property market.
An opportunity has arisen for an accomplished rural property professional to join its Estates & Farm Agency team at Associate Director or Senior Associate Director level.
This is a senior, commercially focused appointment for an individual with strong experience in the rural property market and, ideally, an established track record within farm, estate or rural property transactions.
The successful individual will play an important role in originating, advising upon and delivering the sale of farms, estates, land and other significant rural assets. Alongside managing transactions, there will be considerable emphasis on developing relationships with landowners, private clients and professional advisers, identifying opportunities and winning new instructions.
For an ambitious rural professional, the position offers the opportunity to establish a prominent position within the market while working alongside an exceptionally well-regarded national rural property platform.
The Role
The position will encompass the full lifecycle of rural property agency, from identifying potential instructions and providing initial strategic advice through to marketing, negotiation and completion.
Responsibilities will include:
- Advising landowners and private clients on the valuation, positioning and sale of farms, estates, agricultural land and other rural property.
- Undertaking market appraisals and providing considered pre-sale advice to prospective clients.
- Winning new instructions through existing relationships, referrals, networking and proactive business development.
- Preparing high-quality and commercially considered recommendations for clients considering a sale.
- Developing appropriate sale and marketing strategies for individual properties and portfolios.
- Taking responsibility for instructions from initial appointment through to successful completion.
- Coordinating the preparation of marketing collateral, property particulars, plans, photography and supporting information.
- Managing enquiries, purchaser relationships, viewings and negotiations throughout the transaction.
- Advising clients on offers, competitive bidding situations, closing dates and wider transaction strategy.
- Liaising closely with solicitors and other professional advisers to maintain momentum through to completion.
- Building and maintaining relationships with active purchasers, investors, farmers, landowners and rural property professionals.
- Monitoring transactional evidence and wider market activity to provide clients with informed and commercially relevant advice.
- Working collaboratively with colleagues across rural, valuation, estate management, planning and wider property disciplines.
- Representing the business at industry events, professional functions, seminars and within the wider rural community.
Business Development & Market Profile
This is not simply an instruction-handling position. My client is particularly interested in individuals who can contribute commercially and continue developing their own profile within the rural property market.
The successful candidate will be encouraged to:

- Identify forthcoming sales and potential off-market opportunities.
- Develop relationships capable of generating repeat and referred instructions.

- Cross-refer opportunities across the wider property business where appropriate.
- Contribute towards the continued growth, reputation and profitability of the Estates & Farm Agency division.
The Individual
My client is seeking an established rural property professional who combines technical credibility with strong commercial instincts and excellent relationship-building skills.
The successful individual is likely to demonstrate:
- A strong track record within the UK rural property sector.
- Experience within farm agency, estate agency, rural property transactions, valuation or a closely related discipline.
- A proven ability to manage significant property transactions and senior client relationships.
- Strong knowledge of the agricultural and rural property market.
- The credibility to advise landowners and private clients on valuable and often complex rural assets.
- Commercial awareness and an understanding of fee generation and business development.
- The confidence to originate opportunities rather than relying solely upon incoming instructions.
- An existing network within the rural, agricultural or professional advisory community would be particularly advantageous.
- Excellent written, presentation, negotiation and interpersonal skills.
- A self-motivated approach with the ability to operate autonomously at a senior level.
- A genuine desire to build a long-term career and profile within rural property agency.
A relevant degree is expected, with MRICS and/or FAAV/CAAV qualification highly desirable. Consideration may also be given to particularly strong transactional rural property professionals whose experience and market reputation compensate for a different professional qualification route.
