I'm working with a growing independent property and construction consultancy looking to appoint a Chartered Building Surveyor as part of the continued expansion of its Building Consultancy team. My client is flexible on seniority and will consider candidates from Chartered/Senior Surveyor through to Associate or Associate Director.
My client is an established property and construction group operating nationally, with offices in Manchester, London and the Midlands. Together, the business provides services from initial surveys, technical advice and feasibility through to structural engineering, project management and construction delivery. The company works across the public and private sectors for property managers, corporate occupiers, healthcare organisations, education providers, local authorities and other commercial clients.
The group also incorporates a specialist Surveying & Engineering business delivering commercial surveying, structural appraisals and engineering-led consultancy, alongside a contracting division delivering refurbishment, structural alteration and construction projects. Significant investment in marketing and BD has created a strong volume of inbound enquiries and an established project pipeline.
The successful candidate will deliver a varied portfolio of predominantly commercial Building Surveying instructions, including:
- Pre-acquisition surveys and Technical Due Diligence
- Commercial Building Surveys
- Dilapidations for landlords and tenants
- Schedules of Condition
- Defect diagnosis and technical reporting
- Contract Administration
- Project Management
- Planned maintenance and remedial works
- Site inspections and condition surveys
- Party Wall matters where appropriate
- Managing instructions from enquiry through to completion
- Preparing scopes, fee proposals and quotations
- Managing and developing client relationships
The portfolio includes warehouses and other commercial assets, with instructions from property managers, facilities managers, institutional clients and public-sector organisations. Project work can range from smaller maintenance and refurbishment instructions through to projects valued from approximately £100,000 to £2 million. Larger and more complex projects can be supported by the wider Project Management, Engineering and Construction teams.

PACKAGE
Circa £70,000 basic salary depending on experience, plus approximately £10,000 bonus potential, creating a total package around £80,000. The role offers hybrid working, typically 2-3 days per week in the Manchester office with flexibility around site and surveying commitments.
Initially, the focus will be on technical delivery, client management and working alongside the existing Building Consultancy team. Over the next 12 months, the company intends to expand the department further, potentially recruiting another Chartered Surveyor and a Graduate Surveyor. The successful candidate could therefore progress into responsibility for managing and mentoring Surveyors, allocating workloads, reviewing technical output, managing key clients, improving processes and supporting the commercial performance of the department.
