Lettings Negotiator
Location: Bishops Park, London
Salary: £31,000 Basic (Inclusive of Car Allowance) + Uncapped Commission + Discretionary Bonus
Commission Structure:
- 8% on billings up to £75,000
- 12% on billings between £75,000-£100,000
- 15% on billings between £100,000-£125,000
- 17% on billings above £125,000
- OTE up to £60k first year
Hours: Monday-Friday, 9:00am-6:00pm
Weekend Working: Saturdays on a rota (approximately every other Saturday)

The Role
This is a client‑facing position where you'll manage the lettings process from initial enquiry through to move‑in. Working with a large database of prospective tenants, you'll qualify applicants, conduct property viewings, negotiate offers and ensure every customer receives an exceptional level of service throughout their property search. You'll work closely with the tenancy progression and property management teams to ensure a smooth transition once a tenancy has been agreed, while also building strong relationships with landlords, applicants and local businesses to generate future opportunities. This is a varied, fast‑paced role that would suit someone who enjoys working towards targets whilst delivering an outstanding customer experience.
Key Responsibilities
- Register and qualify prospective tenants, identifying their individual property requirements.
- Arrange and conduct accompanied property viewings.
- Negotiate tenancy offers and successfully agree lets between landlords and applicants.
- Build lasting relationships with landlords, tenants and local businesses.
- Work closely with tenancy progression and property management teams to ensure a seamless move‑in process.
- Keep up to date with local market trends and provide knowledgeable advice to clients.
- Identify new business opportunities and contribute towards office growth and cross‑selling opportunities.
- Ensure all paperwork and compliance requirements are completed accurately and in line with current legislation.
- Maintain exceptional customer service standards while consistently achieving individual and team targets.
About You
You'll be a confident and motivated individual with a passion for property and delivering exceptional customer service. You'll enjoy building relationships, negotiating deals and working within a target‑driven environment where no two days are the same.
- Previous experience within residential lettings or a customer‑facing sales environment.
- A proven track record of achieving or exceeding sales targets.
- Excellent communication and negotiation skills.
- Strong organisational skills with excellent attention to detail.
- The ability to work independently whilst contributing to a successful team.
- A proactive and enthusiastic approach with a willingness to learn.
- ARLA qualification would be advantageous but is not essential.
- A full UK driving licence.
