The Role
Reporting to the Contracts Manager, you will take full responsibility for overseeing the delivery of a housing development. This includes managing all related activities before, during, and after construction, ensuring key objectives are achieved in health and safety, programme delivery, build quality, customer satisfaction, and cost control.
You will ensure that all site operations consistently meet company health and safety policies, adhere to NHBC standards, comply with building regulations, and maintain high-quality workmanship. The role involves organising and coordinating site labour and resources to meet construction timelines, as well as planning trades effectively to maximise productivity. You will also manage materials on site, maintaining sufficient stock to support progress while avoiding unnecessary surplus.
You will be accountable for ensuring each plot is completed to a high standard, in line with NHBC guidelines, building regulations, specifications, and recognised best practices. This includes carrying out scheduled quality checks and inspections, addressing defects promptly to prevent delays, additional costs, or compromised standards.
With guidance from the Contracts Manager, you will lead and support the site team, ensuring they are appropriately resourced, clearly directed, and supported through effective communication, training, and organisation of workloads. You will set a strong example in all aspects of site conduct, including health and safety, professionalism, organisation, and quality standards.
To succeed in this role, you should demonstrate:
- Strong experience managing projects against structured build programmes and balancing competing priorities
- A track record of meeting weekly targets through effective workforce planning and teamwork
- Excellent communication skills, with the ability to clearly convey information and secure cooperation
- Proven leadership capability, with a confident and decisive approach to achieving high standards on site
- The ability to adapt priorities in response to changing business demands, supported by solid problem-solving skills
- Professional membership of the Chartered Institute of Builders and/or an NVQ Level 5 in Construction Management, or significant experience as a qualified tradesperson across multiple disciplines
- Comprehensive knowledge of housebuilding processes, including relevant legislation such as health and safety requirements, NHBC standards, and Building Regulations
- Well-rounded experience in customer interaction, including providing guidance, resolving issues, and ensuring company procedures are clearly communicated
