The Role

The Senior Commercial Manager will be responsible for the overall commercial performance of the business's project portfolio, reporting directly to the Managing Director / Commercial Director. This is a senior leadership role, combining hands-on commercial management of flagship schemes with the strategic responsibility of developing systems, people, and supply chain relationships suitable for a £15m-£50m project environment.

Key Responsibilities

  • Commercial Leadership & Governance
    • Full responsibility for commercial strategy, performance, and risk across multiple super-prime projects.
    • Establishing, implementing, and continuously improving commercial systems, procedures, and best practice.
    • Providing clear commercial governance, reporting, and forecasting at board level.
    • Ensuring robust cost control, cashflow management, and margin protection across all schemes.
  • Team Building & Development
    • Building, mentoring, and leading a high-calibre commercial team (Senior QSs, QSs, AQSs).
    • Defining clear roles, responsibilities, and development pathways within the commercial function.
    • Acting as a mentor and leader, setting the tone for professionalism, accountability, and commercial excellence.
  • Project & Client Delivery
    • Hands-on involvement in key flagship projects, particularly during pre-construction, procurement, and early delivery phases.
    • Oversight of procurement strategy, subcontractor appointment, and contract negotiations.
    • Supporting project teams with complex commercial and contractual issues.
    • Working closely with Project Directors and senior operational leadership to ensure joined-up delivery.
  • Supply Chain Development
    • Developing and strengthening a best-in-class supply chain suitable for £15m-£50m super-prime projects.
    • Building long-term relationships with key subcontractors and specialist trades.
    • Driving consistency, fairness, and performance across procurement and payment practices.
  • Strategic Input & Growth
    • Playing a key role in the strategic direction and future growth of the business.
    • Contributing to bid strategy, risk reviews, and high-level tender submissions.
    • Acting as a trusted commercial advisor to the board and ownership group.

Candidate Profile

  • Proven experience in a senior commercial role within the super-prime, high-end residential, or luxury construction sector.
  • Track record of managing large, complex projects typically in the £10m+ bracket (ideally £20m-£50m).
  • Experience building and leading commercial teams.
  • Strong knowledge of procurement strategy, contract administration, and cost control at senior level.
  • Commercially astute, strategically minded, and comfortable operating at board interface.
  • Gravitas, discretion, and communication skills suited to ultra-high-net-worth client environments.
