Our client is delivering an exceptional £30m prime country estate scheme in Berkshire. The project involves the sensitive refurbishment and modernisation of a listed main house, significant extensions, and the creation of new estate facilities.

This is a technically complex, design-led project requiring an experienced Senior Project Manager with a strong background in heritage and prime residential delivery.
The Role
The business is seeking a Senior Project Manager to take overall responsibility for the planning, coordination, and delivery of this flagship estate project. Working closely with the Construction Director and Commercial Manager, you will lead the day-to-day management of the scheme, coordinating consultants, specialist contractors, and internal teams to ensure the project is delivered safely, on programme, within budget, and to the highest quality standards. The role will be split between site in Berkshire and the company’s W1 head office, with regular engagement with senior leadership.
Key Responsibilities
- Project Leadership & Delivery
- Full responsibility for the successful delivery of the £30m country estate scheme
- Development, management, and ownership of the master programme and key milestones
- Coordination of all consultants, specialists, and subcontractors
- Oversight of site management, logistics, and sequencing across multiple workstreams
- Heritage & Complex Works Management
- Leading the delivery of listed building works in close collaboration with conservation specialists and design teams
- Managing complex phasing, temporary works, and interface risks
- Ensuring sensitive integration of modern services, leisure, and ancillary buildings within a heritage context
- Client & Stakeholder Management
- Acting as the primary day-to-day interface with the client and professional team
- Managing expectations and communication with discretion appropriate to a private estate environment
- Chairing project meetings and driving decisions across all disciplines
- Quality, Health & Safety
- Driving exceptional quality standards across all aspects of the works
- Ensuring robust health & safety compliance and best practice across the project
- Maintaining exemplary site presentation and management
- Commercial & Programme Coordination
- Working closely with the Commercial Manager/Senior QS on procurement strategy, risk, and change control
- Understanding cost implications of design and programme decisions
- Proactively managing risks, variations, and opportunities
- Reporting & Governance
- Providing clear, accurate progress reporting to senior management and the board
- Supporting strategic planning and decision-making at senior level
Candidate Profile
- Proven experience as a Senior Project Manager on high-value prime residential or country estate projects
- Strong background in listed building refurbishment and complex extensions
- Experience delivering projects in the £20m-£40m+ range, or equivalent complexity
- Excellent leadership, coordination, and client-facing skills
- Calm, authoritative manner suited to ultra-high-net-worth client environments
- Strong understanding of programme, logistics, and multidisciplinary coordination
