A highly respected super-prime main contractor is seeking an experienced Senior Quantity Surveyor to join them on a long-term freelance basis to commercially lead the delivery of a £20m refurbishment, extension and luxury fit-out of an exceptional private residence in St Johns Wood. The Project
You will take the commercial lead on a £20m two-stage contract involving the complete refurbishment, extension and luxury fit-out of a beautiful private residence in St Johns Wood. Works include:
- Significant structural alterations and extension
- Full internal strip-out and rebuild

- Specialist joinery and finishes
- Extensive M&E integration

This is a design-led, detail-driven project, where strong commercial control and proactive management of packages will be essential.
The Role
Working closely with the Commercial Director and Project Director, you will take responsibility for the day-to-day commercial management of the project from pre-construction through delivery. An Assistant Quantity Surveyor will support you, and you will divide your time between the company’s W1 office and the St Johns Wood project site. Key responsibilities will include:
- Managing the two-stage procurement process
- Subcontractor procurement and package letting
- Cost planning and commercial input during pre-construction
- Managing subcontractor accounts and variations
- Financial reporting and cost control
- Working closely with the site team to ensure commercially successful project delivery
- Maintaining excellent relationships with consultants, subcontractors and the client team
- Supporting and mentoring the Assistant QS
The Ideal Candidate
This role would suit a Senior Quantity Surveyor with experience in prime or super-prime residential projects, comfortable operating autonomously on a high-quality scheme. You will likely have:
- Proven experience delivering high-end refurbishment or prime residential projects
- Strong experience managing projects in the £10m to £30m range
- Experience working on two-stage procurement routes
- Excellent subcontractor procurement and package management skills
- A proactive, detail-focused approach suited to design-led projects
- The ability to work closely with senior project teams and consultants
- Super-prime experience is preferred, although candidates with strong prime residential or high-quality refurbishment experience will also be considered.
