A well-established super-prime residential contractor based in SW1 is seeking an experienced Estimator to join their growing commercial and pre-construction team. The business has built an outstanding reputation delivering highly bespoke residential refurbishments and new builds across Prime Central London and the Home Counties. Their clients include private individuals, developers, and family offices, and projects typically range from £2m to £20m+, involving complex structural alterations, basements, heritage buildings, and exceptional interior finishes.
Due to continued growth and a strong pipeline of work, they are now looking to appoint a detail-oriented and commercially astute Estimator who understands the quality, complexity, and discretion required within the super-prime sector.
The Role
Working closely with the Commercial Director and Pre-Construction team, the Estimator will be responsible for preparing accurate cost plans and tender submissions for high-end residential schemes. This role will involve close collaboration with design teams, consultants, and the contractors established specialist supply chain, ensuring estimates are competitive while maintaining the exceptional quality standards expected on super-prime projects.
Key Responsibilities
- Preparing detailed tender estimates and cost plans for super-prime residential projects
- Reviewing drawings, specifications, and consultant information to build comprehensive pricing documents
- Managing the subcontractor and supplier enquiry process
- Analysing subcontractor returns and negotiating pricing where required
- Preparing tender submissions, clarifications, and value engineering proposals
- Working closely with the commercial and project teams to ensure smooth handover of successful bids
- Assisting with two-stage tender processes and pre-construction budgeting
- Building and maintaining strong relationships with the contractors established luxury specialist supply chain
Candidate Requirements
- Experience working as an Estimator within high-end residential or prime construction
- Strong understanding of super-prime refurbishment and fit-out projects
- Ability to interpret architectural and technical drawings
- Experience pricing complex refurbishment schemes, structural alterations, and bespoke finishes
- Excellent attention to detail and strong commercial awareness
- Strong communication skills and a professional approach when working with consultants and clients
- Ideally 5+ years experience within estimating or commercial roles
