Senior Property Manager
This will be work with one freeholder client.
Monday – Friday hours
Salary £50,000 – £60,000pa
About the Role
Our client is seeking an experienced Senior Block Property Manager to oversee a substantial portfolio spread across four large blocks in Surrey & Berkshire. This is a full-time role with the flexibility to work from home, with a requirement to be onsite one day per week.
The ideal candidate will have proven expertise managing large residential schemes (250+ units) and handling multi-schedule service charge budgets.
You will be responsible for independently managing the portfolio with support from an Assistant Property Manager and site staff, demonstrating strong financial acumen and excellent relationship-building skills with clients, residents, and contractors.
Key Responsibilities

Manage a portfolio across four blocks, ensuring efficient day-to-day operations.

Oversee service charge budgeting, financial reporting, and cost transparency.

Build and maintain effective working relationships with residents, clients, site staff, and contractors.

Coordinate property maintenance, inspections, and asset improvement projects.

Deliver excellent communication and customer service to all stakeholders.

Lead and support the Assistant Property Manager and onsite teams.

Ensure compliance with leasehold legislation, health and safety, and company policies.

Utilise property management software and technology tools to enhance operational efficiency.
Qualifications & Experience

Current experience in residential block management, preferably with large-scale schemes (250+ units).

Strong working knowledge of Freehold, Leasehold, Resident Management Companies (RMC), and Right to Manage (RTM) structures.

Proven ability to manage multi-schedule service charge budgets with transparency and accuracy.

Excellent communication, negotiation, and customer service skills.

Experience in project management related to property maintenance and asset improvements.

Highly organised with a proactive, problem-solving approach.

Competency with industry-specific software and digital tools is advantageous.

Professional accreditation such as TPI membership.
