About the Role
My client is looking for an experienced Property Manager Roaming to provide flexible, high-quality property management support during periods of Property Manager absence, staffing gaps and portfolio transitions. This is a varied and fast-paced role, responsible for stepping into temporarily assigned portfolios and quickly taking ownership of developments, maintaining service continuity and ensuring clients, leaseholders, residents and contractors receive a consistently high level of service. You will manage a range of residential developments, working closely with leaseholders, resident directors, contractors and internal teams. The role requires someone who can quickly assess priorities, work independently and confidently manage both operational and financial aspects of property management.
Key Responsibilities
- Rapidly familiarise yourself with newly assigned developments, existing issues and ongoing projects.
- Review historical records, outstanding actions, compliance requirements and client/resident concerns.
- Prioritise critical matters and maintain continuity throughout portfolio transitions and staffing changes.
- Keep project trackers, compliance records and internal systems accurate and up to date.
- Provide clear and comprehensive handovers to incoming Property Managers.
- Read, understand and apply leases, contracts, freehold documentation and other relevant legal documents.
- Ensure relevant lease terms and legal requirements are upheld.
- Prepare and present service charge budgets in line with development requirements and year-end deadlines.
- Liaise with Credit Control regarding outstanding service charges and appropriate recovery action.
- Prepare service charge cover letters and supporting documentation.
- Ensure service charge accounts are completed, approved and filed within required deadlines.
- Manage reactive maintenance enquiries and ensure appropriate works orders are raised.
- Monitor outstanding maintenance tickets and ensure actions are completed within required timescales.
- Oversee contractors and inspect completed works where appropriate.
- Ensure health and safety documentation, inspections and reports are maintained and up to date.
- Address issues identified through inspections and reports within appropriate timescales.
- Ensure developments maintain appropriate insurance cover, including buildings, Directors & Officers and mechanical & engineering insurance.
- Manage relevant insurance claims and coordinate remedial works where required.
- Maintain compliance with applicable legislation and industry standards.
- Work with development directors and leaseholders to identify and plan major works.
- Coordinate major works projects or refer them to the dedicated Major Works team where appropriate.
- Prepare and manage relevant Section 20 notices and processes through to completion.
- Ensure appropriate internal compliance procedures are followed before works are instructed.
- Maintain accurate development records, databases and compliance information.
- Attend internal meetings and contribute effectively as part of the wider property team.
About You
Confident and adaptable property professional who can quickly take control of unfamiliar portfolios and deliver a high standard of service. You will ideally have:
- At least 3 years experience in residential property management.
- Excellent written and verbal communication skills.
- Strong organisational skills with the ability to self-manage and prioritise competing demands.
- The ability to remain calm and effective under pressure.
- Excellent attention to detail.
- Experience managing mechanical and engineering assets such as lifts, fire safety systems and gates.
- Experience working with high-risk buildings is desirable.
- A valid driving licence and the ability to travel to properties and meetings.
