Senior Block Property Manager Salary: £42,000–£45,000 | Hybrid working | 2 Days in the Essex office
Hours: Monday to Thursday: 9:00am–5:30pm and Friday: 9:00am–5:00pm (Flexible start times, with the option to start from 8:00am and finish earlier)

We are recruiting for a Senior Block Property Manager to oversee a portfolio of just 3 developments , taking responsibility for the day-to-day management, maintenance and financial performance of the properties while delivering an excellent service to leaseholders and directors.
This is a great opportunity for an experienced property management professional looking to take ownership of their portfolio within a hybrid working environment.
The Role Oversee the day-to-day management of 3 residential developments.
Build and maintain strong relationships with leaseholders, residents, contractors and directors.
Prepare and manage service charge budgets, expenditure and annual accounts.
Arrange and oversee maintenance, repairs and contractor services.
Conduct regular site visits and ensure developments are maintained to a high standard.
Manage health and safety compliance, inspections and statutory requirements.
Oversee major works projects and Section 20 consultation processes where required.
Attend and organise residents' meetings, AGMs and board meetings.
Review service contracts and ensure value for money across the portfolio.
Ensure all properties comply with relevant legislation, lease requirements and industry standards.
About You Previous experience managing your own residential block management portfolio.
Strong knowledge of service charges, budgets, major works and leasehold legislation.
Excellent communication and relationship-building skills.
Ability to manage contractors, resolve issues and prioritise workloads effectively.
A proactive, organised and customer-focused approach.
TPI qualification.
High-rise buildings experience would be a bonus.
