About the Role
We are looking for an experienced
Senior Property Manager
to take responsibility for a portfolio of high-quality residential estates. This is a key role within the property management team, responsible for ensuring estates are managed efficiently, residents and clients receive a high standard of service, and all financial, maintenance and operational requirements are effectively delivered. You will manage multiple priorities across your portfolio, working closely with residents, clients, contractors and other stakeholders to ensure properties are maintained to a high standard and all services are delivered effectively. Key Responsibilities
Manage a portfolio of residential estates, overseeing the day-to-day management and operational requirements.
Ensure agreed service levels, KPIs and key milestones are consistently achieved.
Prepare and manage service charge budgets, monitor expenditure and maintain strong financial controls.
Oversee planned and reactive maintenance, coordinating contractors and ensuring works are completed efficiently and to the required standard.
Identify and resolve property management issues promptly and effectively.
Lead and attend client, resident and stakeholder meetings as required.
Maintain clear, professional and proactive communication with clients, residents, contractors and other stakeholders.
Ensure all relevant property management legislation and regulatory requirements are adhered to.
Monitor contractor performance and ensure works are delivered in line with agreed standards and budgets.
Maintain accurate records and documentation across the portfolio.
Identify opportunities to improve service delivery, operational efficiency and resident satisfaction.
About You
You will have a strong background in
residential property or estate management
and be confident managing a varied portfolio with multiple competing priorities. You will be organised, commercially aware and comfortable taking ownership of financial, maintenance and client-facing responsibilities. Essential Experience & Qualifications
Previous experience in residential property or estate management.
Experience managing budgets and service charges.
Experience overseeing planned and reactive maintenance.
Good understanding of current property management legislation and regulatory requirements.
Strong organisational and time-management skills.
Excellent written and verbal communication skills.
Ability to manage multiple sites, priorities and deadlines effectively.
IRPM (TPI) Part 1 – essential.
Desirable
Relevant degree or professional qualification.
RICS accreditation.
Further IRPM/TPI qualifications.
Experience managing a larger or complex residential portfolio.
Strong project management skills.
