Our client is seeking an experienced and highly professional
Estate Manager to take overall responsibility for the day-to-day management and operation of a luxury residential apartment development.
This is a key role overseeing the delivery of a first-class resident experience, ensuring the estate is maintained to the highest standards and that all operational, financial and compliance requirements are effectively managed.
Working closely with residents, contractors, managing agents and other stakeholders, the Estate Manager will provide strong leadership and ensure the development operates efficiently, safely and in accordance with agreed standards.
Key Responsibilities
- Take overall responsibility for the day-to-day management and presentation of the estate.
- Lead and oversee the on-site management and facilities teams, ensuring consistently high standards of service.
- Develop positive and professional relationships with residents, responding promptly and effectively to enquiries and concerns.
- Prepare, manage and oversee the annual service charge budget, ensuring expenditure is appropriate, controlled and aligned with agreed plans.
- Monitor service charge expenditure and provide regular financial reporting and variance analysis.
- Procure and manage contractors and suppliers, ensuring value for money and high standards of service delivery.
- Oversee planned and reactive maintenance, cleaning, landscaping, security, health & safety and other estate services.
- Ensure all statutory compliance, inspections, risk assessments and health & safety requirements are effectively managed.
- Manage major works and improvement projects where required, coordinating contractors and stakeholders.
- Monitor the condition, appearance and presentation of all communal areas and external spaces.
- Establish and maintain effective operational procedures and standards across the estate.
- Manage budgets and approve expenditure in line with agreed authorities.
- Work closely with external managing agents, consultants, contractors and professional advisers.
- Produce regular management reports covering operational performance, expenditure, maintenance and key issues.
- Deal professionally with incidents, complaints and challenging situations, escalating matters where appropriate.
- Identify opportunities to improve services, efficiencies and the overall resident experience.
About You
We are looking for an experienced Estate Management professional with a strong background in managing high-end residential developments.
You will ideally have
- Proven experience in residential estate or property management.
- Strong financial and budget management skills, including experience overseeing service charge budgets.
- Experience managing contractors, suppliers and service contracts.
- Excellent knowledge of facilities management, maintenance and compliance.
- Strong leadership and people-management skills.
- Excellent communication and relationship-management abilities.
- A highly organised and proactive approach, with strong attention to detail.
- The confidence and professionalism to deal with residents, stakeholders and contractors at all levels.
