The BTR Operations Director oversees day-to-day operations of build-to-rent residential portfolios, ensuring exceptional resident experience, operational efficiency, and financial performance across multiple properties. This senior leadership role includes direct line management of Operational Asset Managers.

Key Responsibilities

  • Provide strategic direction for the operational performance of the residential portfolio in the UK; set operational standards, performance targets and strategic priorities.
  • Lead, develop and performance-manage a team of Operational Asset Managers; establish accountability frameworks, KPIs, conduct performance reviews, mentorship and development.
  • Chair weekly Asset Management Team meetings to review portfolio performance, discuss priorities, coordinate cross-functional activities and resolve escalated issues.
  • Consolidate budgeting, forecasting and financial reporting across the portfolio; monitor occupancy rates, net operating income, expenditure and resident retention; drive revenue optimisation and cost management.
  • Develop and maintain operational policies, procedures, and best practices; establish service delivery standards and quality benchmarks.
  • Define resident experience vision and standards; monitor resident feedback mechanisms and ensure responsive action.
  • Ensure operational compliance with UK legislation and regulatory standards; implement risk management frameworks, insurance compliance, claims management and incident reporting.
  • Support Head of Residential UK and Asset Managers with stakeholder and client management across the portfolio.
  • Champion adoption of property management systems, resident platforms and operational technology; leverage data analytics and work with technology teams to implement PropTech solutions.
  • Foster a high-performance culture, identify talent development opportunities and succession planning, promote collaboration, knowledge sharing and continuous improvement.

Qualifications

  • Minimum of 5 years’ experience in the Build-to-Rent sector in a leadership role.
  • Marla (Member of the Association of Residential Letting Agents) or TPI (The Property Institute) qualification preferred.
  • Strong strategic portfolio oversight combined with effective team management; proven ability to lead regular team meetings that drive accountability.
