Estate Manager– Cotswolds & London

Hours: Monday–Friday, with flexibility required around the family. 8.30am – 5.00pm. The family will provide an office space at the farm in the Cotswolds, with regular visits to the houses and some working from home days as well.

Salary: GBP65,000–GBP70,000 DOE

Location: Cotswolds & West London

Start: ASAP

We are looking for an experienced and highly capable Estate Manager / Property Manager to join an informal private family and take responsibility for the smooth running of their homes in West London and the Cotswolds. This is a newly created position and will suit someone who is hands–on, practical and highly organised, with excellent people management skills and a genuine understanding of private household operations.

The Role

Working closely with the Principal, you will take ownership of the running of both properties, ensuring everything is maintained, organised and operating seamlessly. The family is currently predominantly based in London, with a view of making the Cotswolds their more permanent home within the next 12–18 months. The successful candidate will therefore ideally be based in, or within easy reach of, the Cotswolds.

There is also a private farm nearby, with an established Farm Manager overseeing the agricultural operation but assistance on the property management, overseeing the development of farm buildings and potential letting activities required.

Responsibilities will include:

  • Taking overall responsibility for the smooth running and maintenance of the family's London and Cotswolds homes
  • Acting as the main point of contact for household staff, providing support, leadership and a strong, personable management style
  • Overseeing the Household staff, ensuring the household operates efficiently
  • Recruiting, onboarding and training household staff when required
  • Managing contractors, tradespeople and external suppliers across both properties
  • Being hands–on and present on site during refurbishment and construction works
  • Overseeing property projects, ensuring works are delivered to a high standard and within agreed budgets
  • Managing property maintenance, including specialist systems such as the swimming pool and geothermal heating
  • Keeping on top of preventative maintenance and ensuring issues are identified and resolved proactively
  • Managing household budgets, expenditure and cost control, with clear reporting to the Principal
  • Coordinating household finances, invoices and supplier payments
  • Ensuring both properties are fully prepared and ready for the family's arrival
  • Providing light Private PA support as required, such as travel arrangements, appointments, and other personal requests
  • Working closely with the Principal and wider team to ensure nothing is overlooked and acting as the key point of contact for all domestic matters

The Ideal Candidate

The successful candidate will be an experienced Estate Manager, Property Manager, House Manager or similar, with a strong background in UHNW private households. You will be confident managing people and contractors, commercially aware and comfortable taking ownership of budgets, maintenance and property projects. A practical, roll–your–sleeves–up approach is important, as is the ability to move seamlessly between strategic oversight and getting stuck in when required.

Excellent communication and people–management skills are essential. The family are looking for someone with a good bedside manner, who can build strong relationships with household staff whilst maintaining clear standards and expectations.

The ideal candidate will be discreet, trustworthy and highly proactive, someone who naturally stays one step ahead, takes pride in their work and becomes a reliable one point of contact for everything domestic.
