The role & about the client: ITS Construction Professionals South are recruiting on behalf of a reputable residential contractor based in Crawley for an experienced Freelance Contracts Manager to join their growing team. This well-established contractor specialises in high-quality residential developments and bespoke projects ranging from £300k to £2m in value. Due to a strong pipeline of secured work and continued growth, they are seeking a commercially and operationally strong Contracts Manager to oversee multiple residential projects across the Sussex region, ensuring successful delivery from inception through to completion.
The successful candidate will take overall responsibility for managing site teams, subcontractors, programme delivery, and commercial performance, ensuring projects are delivered safely, on time, within budget, and to a high standard of quality. This is an ASAP requirement, and the client is able to move quickly for the right candidate.
Key responsibilities include, but are not limited to:
- Oversee the delivery of multiple residential construction projects from pre-construction through to completion across the Sussex region.
- Manage site teams, subcontractors, and direct labour to ensure efficient project delivery.
- Develop and maintain project programmes, ensuring key milestones are achieved.
- Monitor progress, identify risks, and implement effective mitigation strategies.
- Work closely with commercial teams to ensure cost control and budget compliance.
- Ensure full compliance with health, safety, and environmental regulations.
- Chair site and progress meetings with internal teams, clients, and stakeholders.
- Maintain strong client relationships and act as the key point of contact for project delivery.
- Drive quality standards and promote continuous improvement across all sites.
The ideal candidate will have/be:
- Proven experience as a Contracts Manager within residential construction.
- Strong track record delivering projects valued between £300k - £2m.
- Excellent leadership and team management skills.
- Strong understanding of construction processes, programming, and site operations.
- Commercial awareness with the ability to support cost control and project performance.
- Excellent communication and stakeholder management skills.
- Relevant construction qualification preferred.
- Freelance/contracting experience advantageous.
- Full UK driving licence.
