The role will suit someone who is commercially driven, confident managing subcontractor packages and capable of identifying opportunities to improve project margins without compromising quality or programme.

- Reviewing subcontractor quotations, scopes of work and contractual documentation.
- Identifying commercial risks, cost-saving opportunities and potential improvements to project margins.
- Managing subcontractor valuations, payment applications, variations and final accounts.
- Monitoring project expenditure against budgets and investigating cost variances.
- Working closely with site teams to maintain commercial control throughout the construction programme.
- Supporting value engineering and ensuring proposed solutions meet cost, quality and programme requirements.
- Managing change control and ensuring variations are accurately assessed, recorded and valued.
- Maintaining accurate cost-value reconciliations, cash flow forecasts and commercial records.
- Liaising with suppliers, subcontractors, consultants, clients and affordable housing partners.
- Supporting the commercial management of projects delivered in partnership with housing associations and local authorities.
- Reviewing construction drawings, specifications and scope changes to assess their commercial impact.
- Providing commercial advice and regular financial updates to senior management.
- Ensuring contractual obligations and commercial procedures are followed throughout each project.
The ideal candidate will have/be:
- Previous experience working as a Senior Quantity Surveyor within a residential developer or main contractor environment.
- Strong experience in new-build residential construction, including houses and apartments.
- Experience working on affordable housing schemes would be advantageous.
- A commercially astute approach, with a strong understanding of cost control, profitability and financial performance.
- Experience managing subcontractor procurement, package negotiations and final accounts.
- Strong knowledge of budgeting, forecasting, valuations and variation management.
- The ability to identify commercial risks and opportunities and take appropriate action.
- Experience working closely with site teams and senior management to support project delivery.
- Strong negotiation, communication and stakeholder management skills.
- Excellent organisational skills and attention to detail.
- The ability to manage multiple packages or projects and work to deadlines.
- Good IT skills, including Microsoft Excel and relevant commercial software.
