Working closely with the National Building Fabric Assurance Lead and MEP Leads, you will undertake planned condition surveys, targeted inspections, audit surveys and defect investigations. You will support the delivery of a risk-based building fabric management strategy, utilising enhanced surveying techniques including UAV roof inspections and thermal imaging to improve defect diagnosis, building performance assessment and evidence-led decision-making.

Key Responsibilities

  • Act as the primary building fabric surveyor across the client's UK retail estate, supporting the National Building Fabric Assurance Lead.
  • Undertake building condition assessments, fabric inspections, audits and defect investigations across the national portfolio.
  • Collect, validate and manage Tririga-ready survey data, ensuring accuracy, consistency and compliance with ISS standards.
  • Support the development of lifecycle plans, maintenance strategies and risk-based fabric management programmes.
  • Contribute to the implementation of fabric risk and criticality frameworks, including surveys, inspections, maintenance and escalation processes.
  • Manage and communicate fabric risks, landlord and occupier responsibilities, and maintenance priorities through clear client reporting.
  • Coordinate specialist technical services, including RICS surveyors, structural engineers, UAV surveys and thermal imaging.
  • Deliver survey quality assurance, site validation, report acceptance, SLA monitoring and compliance documentation.
  • Prepare Capital Investment Proposals and RASCO works packs supported by lifecycle costing, risk assessments and condition data.
  • Support the annual programme of condition surveys, inspections and audits using a risk-based, regionally coordinated approach.

Professional and Personal Competencies/Qualifications

  • MRICS-qualified Building Surveyor.
  • Strong building fabric, pathology and condition survey experience within retail, banking or multi-site commercial environments.
  • Experience developing and governing risk-based fabric management frameworks covering maintenance, surveys, inspections, audits, lifecycle planning and risk escalation.
  • Proven ability to assess, manage and communicate fabric risk and criticality, including estate risk registers, priority scoring methodologies and landlord/occupier responsibilities.
  • Experience preparing Capital Investment Proposals and RASCO works demand packs across CAPEX, REVEX and OPEX programmes.
  • Knowledge of lifecycle costing, risk-based asset planning and evidence-led investment recommendations.
  • Experience managing external surveying providers, structural engineering referrals, survey QA processes and supplier performance.
  • Strong report writing, analytical and stakeholder management skills.
  • Experience producing auditable evidence packs and maintaining data quality standards.
  • Familiarity with UAV-assisted inspections and thermal imaging technologies would be advantageous.
