Here at ISS, as a leading Facilities Management (FM) provider, we are looking to recruit an Asset and Compliance Manager to join our major Retail & Leisure Account, which is situated across 3 major complexes, in Shepherd's Bush, Stratford and Croydon. ISS provide Hard FM services across the three sites with site dedicated engineering teams and local leadership. The sites are large, complex and fast moving.
This role will support and oversee Hard FM delivery across the three sites focusing on the PPM and Reactives delivered to a number of M&E Assets. You will lead statutory and technical compliance across the estate and own the end‑to‑end asset management framework—from asset register integrity and PPM strategy to assurance reporting—ensuring the estate is safe, legal, and data‑driven, and in accordance with the contract requirements. The role governs alignment to SFG20, manufacturer guidance, lifecycle principles; drives continuous improvement, and provides authoritative guidance and support to site leadership and engineering teams.
We are happy to consider candidates from different professional backgrounds, including FM Engineers, HSEQ staff and Asset Data Managers, but it would be key you have understanding of compliance underpinning a robust Hard FM service.
Actions will include:
- Manage the delivery of asset management activities as per contracts requirements such as asset register, uploading asset information that can be transferred onto the CAFM system and maintenance plans.
- Enhancing the Asset Management service offerings to add value to client’s assets.
- Oversight that the maintenance procedures are in line with manufacturer’s specifications or SFG20.
- Own the compliance calendar and evidence trail for all statutory & mandatory activities (e.g., LOLER, PUWER, Fire & Life Safety, Water Hygiene, Gas Safety, Electrical). Ensure 100% adherence and timely close‑out of defects.
- Lead internal assurance audits; produce monthly/quarterly compliance dashboards (KPIs, risks, follow‑up actions).
- Set PPM strategies aligned to SFG20/OEM guidance and risk profiles; monitor schedule compliance and optimise frequencies by performance/condition.
- Implement safe systems of work and Duty Holder / Appointed Engineers permit frameworks; ensuring all the AP, RP and CP processes are adhered to in accordance with either the ISS Safe Systems of Work (SSoW).
- Verify competency/accreditation and “license to operate” for technical personnel and supplier partners.
- Ensure the engineering practices are continuously compliant with legal, statutory and contractual obligation and are being consistently executed across the Customer account in accordance with group best in class requirements.
We need from you:
- Experience of CAFM management across a major FM estate.
- Understanding of Hard FM compliance.
- Ability to work within a wider team structure.
- A technical/engineering qualification would be useful but not required.
